Resolution No. PC-01-49 <br />Page 4 <br /> <br />No trees shall be removed other than those specifically designated for removal on <br />the approved plans. <br /> <br />10. <br /> <br />Prior to issuance of a building permit, the project developer shall submit a letter <br />signed by the adjoining property owner(s) at 561 Main Street that approves the <br />removal of the two existing trees located directly east of 344 Division Street and <br />shown as Tree #1 and Tree #2 in the tree report. If the neighboring property owner <br />does not grant permission for tree removal, the appropriate modifications shall be <br />made to the building plans prior to building permit issuance. These modifications <br />are subject to review and approval by the Planning Director. <br /> <br />11. <br /> <br />Prior to issuance of a building permit, the Tree Preservation Guidelines detailed in <br />the October 2001 HortScience Tree Report shall be printed on the building plan <br />set. These guidelines shall be followed throughout the development phase of the <br />approved building. <br /> <br />12. <br /> <br />Prior to issuance of a demolition or grading permit, a tree protection zone shall be <br />established around each tree impacted by the subject development as detailed in <br />the October 2001 HortScience Tree Report. Tree #7 shall be enclosed by a 6-foot <br />chain link fence or equivalent located a minimum of five feet from the trunk of the <br />tree. No grading, excavation, construction or storage of materials shall occur <br />within that protection zone. <br /> <br />13. <br /> <br />All new trees used in landscaping shall be a minimum of 24-inch box size and all <br />shrubs a minimum of 5 gallons, unless otherwise shown on the approved landscape <br />plan. <br /> <br />14. <br /> <br />The project developer shall provide root control barriers and four-inch perforated <br />pipes for parking lot trees, street trees, and trees in planting areas less than ten feet <br />in width. <br /> <br />15. <br /> <br />The project developer shall enter into an agreement with the City, approved by the <br />City Attorney, which guarantees that all landscaping and open space areas <br />included in this project will be maintained at all times in a manner consistent with <br />the approved landscape plan for this development. Said agreement shall run with <br />the land for the duration of the existence of the structures located on the subject <br />property. <br /> <br />16. <br /> <br />Any existing tree, shrub, and/or groundcover on the adjacent properties that is <br />damaged or destroyed by construction activities shall be replaced prior to <br />occupancy. <br /> <br />Parking and Hardscape <br /> <br />17. <br /> <br />The drive aisle widths shall be clearly shown on the plans submitted for Building <br />Department plan check. As determined by the Fire Marshal, some drive aisles <br />may be required to be painted and/or posted as fire lanes. <br /> <br /> <br />
