Resolution No. PC-01-49 <br />Page 6 <br /> <br />program shall include the specific details for the proposed monument sign (i.e. <br />colors, materials, illumination, location, sign, text, etc.) and any window signs. <br /> <br />26. <br /> <br />At no time shall balloons, banners, pennants, or other attention-getting devices be <br />utilized on the site except as allowed by Section 18.116.040 of the Zoning <br />Ordinance for grand openings. <br /> <br />27. <br /> <br />Prior to issuance ora building permit, the approved building colors and materials <br />for the building shall be indicated on the building permit plan set. Colors and <br />materials shall be consistent with the approved colors. <br /> <br />28. <br /> <br />Prior to issuance ora building permit, the site plan shall be modified to include <br />spot elevations and pad heights on the subject lot. <br /> <br />29. <br /> <br />Prior to issuance of a building permit, a detailed grading and drainage plan for the <br />rear parking area shall be submitted for review and approval by the Planning <br />Director and City Engineer. <br /> <br />30. <br /> <br />Window flame and sill designs shall be as shown in Exhibit "A". Any <br />modifications shall be submitted to the Planning Director for review and approval <br />prior to installation. <br /> <br />31. <br /> <br />The project developer shall submit a waste management plan to the Building <br />Department prior to issuance of occupancy permit. The plan shall include the <br />estimated composition and quantities of waste to be generated and how the project <br />developer shall recycle at least fifty percent (50%) of the job site construction and <br />demolition waste. During demolition and construction, the project developer shall <br />mark all trash disposal bins "trash materials only" and all recycling bins <br />"recycling materials only". The project developer shall contact Pleasanton <br />Garbage Service for all waste disposal. Only that portion of trash and recycling <br />waste refused by Pleasanton Garbage Service shall be disposed of or diverted by <br />another trash/recycling company. <br /> <br />32. <br /> <br />The project developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the main structure. Screening details shall be shown on the plans submitted <br />for issuance of building permits, the adequacy of which shall be determined by <br />the Planning Director. All required screening shall be provided prior to <br />occupancy. <br /> <br />33. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />34. <br /> <br />All trash and refuse shall be contained completely within enclosures <br />architecturally compatible with the main structure.
