Resolution No. PC-01-49 <br />Page 3 <br /> <br />EXHIBZT"B~ <br /> <br />CONDITIONS OF APPROVAL <br />Case PDR-158 <br />344 D/v/s/on Street <br /> <br />The office building covered by this approval shall be constructed substantially as <br />shown on the development plans, Exhibit "A", dated "Received October 5, 2001 ", <br />on file with the Planning Department, except as modified by the following <br />conditions of approval. Minor changes to the plans may be allowed subject to <br />review and approval of the Zoning Administrator, if found to be in substantial <br />conformance with the approved exhibits. <br /> <br />Design review approval for the office building shall lapse within one (1) year from <br />the date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion, or an extension has been <br />approved by the City pursuant to Section 18.20.070 of the Municipal Code. <br /> <br />The developer shall pay any and all fees to which the property may be subject prior <br />to issuance of building permits. The type and amount of the fees shall be those in <br />effect at the time the building permit is issued. <br /> <br />Prior to the issuance of a building permit, the developer shall pay the required <br />commercial development school impact fee as prescribed by State Law and as <br />adopted by the Pleasanton Unified School District. <br /> <br />The project developer shall obtain all building and other applicable City permits <br />for the project prior to the commencement of construction. <br /> <br />Final inspection by the Planning Department is required prior to occupancy of the <br />building. <br /> <br />Landscaping and Tree Preservation <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of a <br />building or on-site permit. Said landscape plan shall be consistent with the <br />approved landscape plan plus any conditions of approval, and shall be detailed in <br />terms of species, location, size, quantities, and spacing. <br /> <br />Prior to issuance of a building permit, the project developer shall submit a <br />demolition plan with the building plan set. The demolition plan shall clearly <br />indicate vegetation scheduled for demolition, proposed protection for landscaped <br />areas to be preserved, and the location of on-site materials storage. <br /> <br /> <br />
