Resolution No. PC-01-46 <br />Page 5 <br /> <br />18. <br /> <br />Any existing tree, shrub, and/or groundcover on the adjacent properties that is <br />damaged or destroyed by construction activities shall be replaced prior to <br />occupancy. <br /> <br />Parking and Hardscape <br /> <br />19. <br /> <br />All drive aisles shall be a minimum of 25 feet in width. The drive aisle widths <br />shall be clearly shown on the plans submitted for Building Department plan <br />check. As determined by the Fire Marshall, some drive aisles may be required to <br />be painted and/or posted as fire lanes. <br /> <br />20. <br /> <br />All parking spaces shall be striped. Wheel stops shall be provided tmless the <br />spaces are fronted by concrete curbs, in which case sufficient areas shall be <br />provided beyond the ends of all parking spaces to accommodate the overhang of <br />automobiles. <br /> <br />21. <br /> <br />All full-sized parking spaces shall be a minimum of 19' x 9' in size and compact <br />parking spaces shall be a minimum of 8'x 16' in size. Reductions in parking space <br />length up to a maximum of 2' shall be allowed so long as adequate vehicle <br />overhang is provided in front of each reduced-size parking space, as determined <br />by the Zoning Administrator. Each compact car space shall be marked clearly <br />with bold lettering no less than 8" in height "Compact Car Only". The <br />dimensions of the parking stalls shall be clearly shown on the plans submitted for <br />Building Department plan check. <br /> <br />22. <br /> <br />Six-inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br /> <br />General Planning Conditions <br /> <br />23. <br /> <br />The developer shall provide a public art piece on this project site. The design and <br />location of the art piece shall be subject to review and approval by the City's <br />Civic Arts Commission. <br /> <br />24. <br /> <br />The project developer shall use their best efforts to implement the measures <br />identified in the U. S. Green Building Council's (GBC), "Leadership in Energy <br />and Environmental Design (LEED)" 2.0 rating system in the design, construction, <br />and operation of the proposed building, including all future tenant improvements. <br />All approved LEED measures shall be shown on the building permit plan set <br />submitted for issuance of a building permit. <br /> <br />25. <br /> <br />The project developer shall extend electrical service to the parking spaces <br />designated on Exhibit "A" for electrically powered commute vehicles. Upon <br />demand by the Planning Director, the project developer shall have thirty (30) days <br />to install the actual charging equipment for some or all of the spaces, and shall <br />provide evidence to the Planning Director that the installation is complete.
