Resolution No. PC-01-40 <br />Page 8 <br /> <br />project developer shall then meet with City staffto review these provisions. The <br />project developer shall modify the proposed measures if, following this review, <br />there are other, more effective measures which can feasibly be done for <br />comparable cost as those initially proposed. <br /> <br />25. <br /> <br />The colors of the buildings shall be submitted to and approved by the Planning <br />Director prior to issuance of a building permit and shall be consistent with the <br />approved colors on file as part of Exhibit "A". Approved colors and materials <br />shall be stated on the plans submitted for issuance of building permits. <br /> <br />26. <br /> <br />Prior to issuance ora building permit, the site plan and elevation drawings shall <br />be modified to show the size of the proposed deck on Lot 1 to be a maximum of <br />800 square feet in size. <br /> <br />27. <br /> <br />Prior to issuance of a building permit, the elevation drawings shall be modified to <br />call out the height of the proposed homes. <br /> <br />28. <br /> <br />Prior to issuance of a building permit, a fence plan for the site shall be submitted <br />for the project. Open fencing shall be required on the side and rear property lines <br />of each lot, with the exception that there may be limited, solid board privacy <br />fencing. A final fencing plan shall be submitted to the Planning Director for <br />review and approval. <br /> <br />29. <br /> <br />The project developer shall submit a waste management plan to the Building <br />Department prior to issuance of building or demolition permits. The plan shall <br />include the estimated composition and quantities of waste to be generated and <br />how the project developer shall recycle at least fifty percent (50%) of the job site <br />construction and demolition waste. Proof of compliance shall be provided to the <br />Director of Building Inspection prior to the issuance of a final building permit. <br />During demolition and construction, the project developer shall mark all trash <br />disposal bins "trash materials only" and all recycling bins "recycling materials <br />only". The project developer shall contact Pleasanton Garbage Service for all <br />waste disposal. Only that portion of trash and recycling waste refused by <br />Pleasanton Garbage Service shall be disposed of or diverted by another <br />trash/recycling company. <br /> <br />30. <br /> <br />The driveway color and material shall be indicated on the plans submitted for <br />issuance of building permits. Said material/color shall be subject to review and <br />approval by the Planning Director and City Engineer prior to issuance of building <br />permits for the project. <br /> <br />31. <br /> <br />A construction staging plan shall be submitted to the Planning Director for review <br />and approval before issuance of a grading/on-site permit. The plan shall <br />minimize the storage of construction equipment/materials on Kottinger Drive. <br />The construction staging plan shall be implemented by the project <br />developer/contractor/sub-contractors during all project construction phases. <br /> <br /> <br />
