Resolution No. PC-01-40 <br />Page 9 <br /> <br />32. <br /> <br />The existing retaining wall along the Kottinger Drive frontage shall be removed <br />and a new retaining wall installed. The following conditions shall apply to the <br />new wall: <br /> <br />The face of the wall located westerly of the proposed driveway shall be <br />installed two feet behind the back of the curb to allow vehicles parked <br />parallel with the curb to open their car doors, unless otherwise approved <br />by the City Engineer. <br /> <br />The wall located easterly of the proposed driveway shall be set behind a 5- <br />foot wide monolithic sidewalk, unless otherwise approved by the City <br />Engineer. <br /> <br />Prior to issuance of a building permit, an elevation drawing of the <br />proposed retaining wall shall be submitted to the Planning Department for <br />review and approval. The Planning Director shall approve the wall type <br />and finish. <br /> <br />The applicant shall install concrete swales at the top of the wall (on the <br />backside) to intercept overland flows uphill of the wall. The applicant <br />shall submit calculations for the wall to the City's Building Department. <br /> <br />33. <br /> <br />The project developer shall submit a pad elevation certification prepared by a <br />licensed land surveyor or registered civil engineer to the Chief Building Official <br />and Planning Director, certifying that the pad and building locations (setbacks) <br />are pursuant to the approved plans, prior to receiving a foundation inspection for <br />the structures. <br /> <br />34. <br /> <br />The project developer shall implement the following measures with the <br />construction of the structures covered by this approval so that the owners can <br />install roof-mounted photovoltaic systems in the future: <br /> <br /> Electrical conduit and cable shall be installed from the roof/attic areas to <br /> the buildings' main electrical panels. <br /> Roof trusses shall be "engineered" to handle an additional load of five <br /> pounds (5-lbs.) per sq. ft. beyond that of the anticipated roofing. <br /> An area shall be provided near the electrical panel for the "inverter" <br /> required to convert the direct current output from the photovoltaic panels <br /> to alternating current. <br />A bi-directional electrical meter shall be installed. <br /> <br />These measures shall be shown on the building permit plan set submitted to the <br />Planning Director for review and approval before issuance of the first building <br />permit. The project developer shall provide to the future homebuyers the <br />necessary information delineating the means by which photovoltaic panels can be <br />applied to the roofs of the structures covered by this approval. This information <br />shall be submitted to the Director of Planning for review and approval prior to <br />occupancy of the first unit. <br /> <br /> <br />
