Resolution No. PC-01-40 <br />Page 7 <br /> <br /> c. No oil, gasoline, chemicals, or other harmful materials shall be deposited <br /> or disposed within the dripline of the trees or in drainage channels, swales, <br /> or areas that may lead to the dripline. <br /> <br />Failure to comply with any of these requirements may result in enforcement action by the <br />City. <br /> <br />20. <br /> <br />The project developer shall avoid pruning the oak trees to be preserved <br />immediately prior to, during, or immediately after construction. Only priming <br />which is unavoidable due to conflicts with the proposed development or necessary <br />to improve structural defects shall be performed. Aesthetic pruning should not be <br />performed for a minimum of 1-2 years following completion of construction. All <br />such pruning shall be supervised by a certified arborist listed on the City of <br />Pleasanton's "Approved Arborist" list. <br /> <br />21. <br /> <br />All natural grassland areas shall be mowed annually (or more frequently if <br />directed to do so by the Fire Marshall) by the homeowner for fire management <br />purposes. Ground covers adjacent to these areas shall be irrigated in order to <br />provide a "wet blanket" effect for fire management purposes. <br /> <br />22. <br /> <br />All landscaping and irrigation shall be installed by the homeowner within nine <br />months of occupancy. The applicant shall arrange a landscape/irrigation site <br />inspection with the Planning Department staff within 30 days of completion of the <br />landscape/irrigation installation. <br /> <br />General Planning Conditions <br /> <br />23. <br /> <br />The exterior house color of Home 1 shall be Glidden 'Mushroom Cap' (20YY <br />55/151), and the trim color shall be Glidden 'Prism White (30YY 71/073). The <br />base stone shall be Dressed Fieldstone 'Chardonnay' (CSV-2042) and the roof <br />material shall be Timberland Ultra 'Copper Canyon' (T-40). The lap siding shall <br />be ABTCO cedar lap textured hardboard siding (No. 14505). The exterior house <br />color of Home 2 shall be Glidden 'Cloud Cover' (50BG 45/010), and the trim <br />color shall be Glidden 'Snow Flake White (00NN 72/000). The base stone shall <br />be Grey Cobblefield (CSV-2025) and the roof material shall be Timberland Ultra <br />'Birchwood' (T-40). The lap siding shall be ABTCO cedar lap textured <br />hardboard siding (No. 14505). The windows shall have glass with a low <br />reflectivity. All exterior colors shall be clearly shown on the building elevations <br />submitted as part of the building permit plancheck submittal. <br /> <br />24. <br /> <br />The project developer is encouraged to utilize "Green Building" practices in <br />constructing the new homes on this site. The project developer shall use their best <br />efforts to implement the measures identified in the Alameda County Waste <br />Management Authority's Residential Green Building Guidelines in the design, <br />construction, and operation of the proposed homes. Before issuance of building <br />permits, the project developer shall submit to City staff the green building <br />provisions that will be incorporated into the proposed project's construction.
