Resolution No. PC-01-36 <br />Page 4 <br /> <br /> Exhibit B <br />Conditions of Approval <br />PUD-8 <br /> <br />Planning <br /> <br />Development shall be substantially as shown on the development plans, Exhibit <br />"A", dated "Received June 8, 2001" on file with the Planning Department, except <br />as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />This PUD shall be subject to the uses and site development standards of the R-1- <br />20,000 zoning district, except as shown in the following chart: <br /> <br />5 ft. (10 ft. on street side yard) <br />5ft. <br />15ft. <br /> <br />The maximum floor area ratio for Parcel 2 shall be calculated using the net <br />buildable area (lot area on the south side of the berm/soundwall), calculated on <br />Exhibit A as 18,241 sq. ft. <br /> <br />The site plans submitted for the design review of the two custom homes shall <br />designate the front, sides, and rear yard areas on each lot, for review and approval <br />of the Planning Director, with the goal of orienting the front of the home facing <br />the hammerhead. <br /> <br />The developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permits are issued. <br /> <br />The applicants shall agree to include the lots in the homeowners association being <br />created for the adjacent Clara Lane project. These two lots shall be responsible <br />for paying their pro-rata share of the maintenance costs for all landscape and open <br />space areas, as well as the project entryway. The maintenance of the landscape <br />berm and soundwall along this property's Vineyard Avenue frontage shall be <br />included within the responsibilities of this homeowners association.
