Resolution No. PC-01-36 <br />Page 3 <br /> <br />development of the area, and that the PUD zoning district was needed in <br />order to properly implement the Vineyard Avenue Corridor Specific Plan <br />and to facilitate development in a reasonable and orderly manner. The <br />proposed PUD plan, as conditioned, sets forth the parameters for the <br />future development in a manner consistent with the Vineyard Avenue <br />Corridor Specific Plan and through the conditioning of the subject PUD <br />development plan, the proposed project will substantially conform to the <br />requirements of the Vineyard Avenue Corridor Specific Plan. <br /> <br />WHEREAS, <br /> <br />the Planning Commission determined that the proposed project addresses <br />all of the requirements of the Vineyard Avenue Corridor Specific Plan for <br />this area, and that the project has the same architectural and landscape <br />design elements as the proposed adjacent development, which will result <br />in the creation of an attractive and well-planned neighborhood. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of Case PUD-08, the application of Tom and <br />Tracey Miller and Greg and Kathy Thompson for PUD Development Plan <br />approval to subdivide a 1.9-acre parcel into two new single-family custom <br />home lots located at 2562 Vineyard Avenue within the Vineyard Avenue <br />Corridor Specific Plan area, subject to the conditions shown in Exhibit <br />"B," attached hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br /> <br />THIS RESOLUTION ADOPTED BY THE PLANN1NG COMMISSION OF THE CITY <br />OF PLEASANTON ON 27TH DAY OF June 2001 BY THE FOLLOWING VOTE: <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Arkin, Harvey, Maas, and Roberts <br />None <br />Commissioner Kameny and Sullivan <br />None <br /> <br />ATTEST: <br />Peg~ <br />City Clerk <br /> <br />Vice Chairperson <br /> <br />APPROVED AS TO,FORM: <br /> <br />Lafi/ssa Seto <br />Assistant City Attorney <br /> <br /> <br />
