Resolution No. PC-01-36 Page 3 development of the area, and that the PUD zoning district was needed in order to properly implement the Vineyard Avenue Corridor Specific Plan and to facilitate development in a reasonable and orderly manner. The proposed PUD plan, as conditioned, sets forth the parameters for the future development in a manner consistent with the Vineyard Avenue Corridor Specific Plan and through the conditioning of the subject PUD development plan, the proposed project will substantially conform to the requirements of the Vineyard Avenue Corridor Specific Plan. WHEREAS, the Planning Commission determined that the proposed project addresses all of the requirements of the Vineyard Avenue Corridor Specific Plan for this area, and that the project has the same architectural and landscape design elements as the proposed adjacent development, which will result in the creation of an attractive and well-planned neighborhood. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Recommends approval of Case PUD-08, the application of Tom and Tracey Miller and Greg and Kathy Thompson for PUD Development Plan approval to subdivide a 1.9-acre parcel into two new single-family custom home lots located at 2562 Vineyard Avenue within the Vineyard Avenue Corridor Specific Plan area, subject to the conditions shown in Exhibit "B," attached hereto and made part of this case by reference. Section 2. This resolution shall become effective 15 days after its passage and adoption unless appealed prior to that time.
