Said sign program shall <br />include the specific details for each sign (i.e. colors, materials, illumination, <br />location, sign, text, etc.). All signs shall be flush-mounted against the building <br />wall. No exposed raceways shall be permitted. The sign program shall include a <br />comprehensive window sign program that addresses permanent and temporary <br />window signage. <br /> <br />Window signs shall occupy no more than 25% of the total window area of the <br />business. No window signs shall be permitted on the Playplace windows on the <br />north and east elevations of the building. No hanging ceiling mounted signs shall <br />be visible through the Playplace windows on the north and east elevations of the <br />building. <br /> <br />Prior to issuance of building permit, design details and/or photographs for the <br />outdoor patio furniture for the McDonald's restaurant shall be submitted to the <br />Planning Director for review and approval. <br /> <br />The flagpole proposed for the site shall be reduced in height from 60 feet to 40 <br />feet. The flagpole shall be permitted to fly the United States, California, county or <br />city flags only, unless otherwise approved by the Planning Director. The flag shall <br />be removed at night and during inclement weather. <br /> <br />The approved building colors and materials for the building shall be indicated on <br />the building permit plan set. Colors and materials shall be consistent with the <br />approved colors. <br /> <br />The project developer shall submit a waste management plan to the Building <br />Department prior to issuance of building or demolition permits. The plan shall <br />include the estimated composition and quantities of waste to be generated and how <br />the project developer shall recycle at least fifty pement (50%) of the job site <br />construction and demolition waste. Proof of compliance shall be provided to the <br />Director of Building Inspection prior to the issuance of a final building permit. <br />During demolition and construction, the project developer shall mark all trash <br />disposal bins "trash materials only" and all recycling bins "recycling materials <br />only". The project developer shall contact Pleasanton Garbage Service for all <br />waste disposal. Only that portion of trash and recycling waste refused by <br />Pleasanton Garbage Service shall be disposed of or diverted by another <br />trash/recycling company. <br /> <br />In the event that the applicant proposes to modify the hours or other aspects of the <br />drive-through restaurant business operation, the modification shall be subject to the <br />review of the Planning Director. The Planning Director may approve the <br />modification or refer the matter to the Planning Commission if judged to be <br />substantial. <br /> <br /> <br />
