Resolution No. PC-01-26 <br />Page 8 <br /> <br />38. <br /> <br />The applicant shall maintain the area surrounding the restaurant in a clean and <br />orderly manner at all times. The applicant (or designated representative of the <br />business) shall be responsible for retrieving stray litter generated by the drive- <br />through restaurant use. <br /> <br />39. <br /> <br />All restaurant facilities shall be equipped at all times with filtering devices to <br />minimize odors and fumes. Details of said devices shall be shown on the plans <br />submitted for issuance of building permits and shall be subject to review and <br />approval by the Planning Director and Director of Building Inspection prior to <br />issuance of building permits for the project. Filtering devices shall be replaced, <br />serviced, or cleaned every two weeks. <br /> <br />40. Prior to issuance of a building permit, the City Engineer shall verify the accuracy <br /> of the Stanley Boulevard widening shown on the grading and site plans. <br /> <br />41. <br /> <br />Unless otherwise required by the City Engineer and the Planning Director, <br />occupancy of the McDonald's restaurant shall not occur until an ingress/egress <br />driveway is installed on the Stanley Boulevard frontage. If the widening of <br />Stanley Boulevard has not yet taken place, the project developer shall be <br />responsible for installing a temporary driveway. <br /> <br />42. <br /> <br />Unless otherwise required by the City Engineer and the Planning Director, <br />occupancy of the McDonald's restaurant shall not occur until the northbound <br />through lane on Stanley Boulevard is restriped to allow through and right turn <br />traffic at Bernal Avenue. The appropriate signal changes shall also be completed <br />before occupancy of the building. <br /> <br />43. <br /> <br />The project developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the main structure. Screening details shall be shown on the plans submitted <br />for issuance of building permits, the adequacy of which shall be determined by the <br />Planning Director. All required screening shall be provided prior to occupancy. <br /> <br />44. <br /> <br />The project developer shall submit a final lighting plan for the building and the site <br />for the review and approval of the Planning Director prior to issuance of building <br />permits. <br /> <br />45. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />46. <br /> <br />All trash and refuse shall be contained completely within enclosures architecturally <br />compatible with the main structure. The materials and color of the enclosure walls <br />shall match the building walls and the gates shall be corrugated metal or solid <br />wood. The location and design of the enclosures shall be shown on the plans <br />submitted for issuance of building permits and shall be subject to the approval of <br /> <br /> <br />
