Resolution No. PC-01-26 <br />Page 5 <br /> <br />16. <br /> <br />Prior to occupancy, the project developer's landscape architect shall certify in <br />writing to the Planning Director that the landscaping has been installed in <br />accordance with the approved landscape and irrigation plans with respect to size, <br />number, and species of plants and overall design concept. <br /> <br />Parking and Hardscape <br /> <br />17. <br /> <br />At the time of application for design review of the adjoining service commercial <br />building, the applicant shall provide a detailed analysis of parking intensities on <br />the site. Shared parking agreements shall be required if considered necessary by <br />the Planning Director to provide sufficient parking on the site. <br /> <br />18. <br /> <br />Prior to issuance of a building permit, the site plan for the project shall be modified <br />to include an area of stamped concrete, 50 ft. deep by 30 ft. wide, to be placed <br />between the proposed drive-through landscape bulb and the proposed 6-inch <br />asphalt curb at the future commercial building. The specific design of the concrete <br />shall be subject to review and approval by the Planning Director. <br /> <br />19. <br /> <br />Bicycle storage racks shall be located on the west side of the restaurant. Prior to <br />issuance of a building permit, the location and design of the bicycle racks shall be <br />submitted to the Planning Director for review and approval. The building planset <br />shall be modified to show this location and the rack design. <br /> <br />20. <br /> <br />All drive aisles shall be a minimum of 25 feet in width. The drive aisle widths <br />shall be clearly shown on the plans submitted for Building Department plan check. <br />As determined by the Fire Marshall, some drive aisles may be required to be <br />painted and/or posted as fire lanes. <br /> <br />21. <br /> <br />All parking spaces shall be striped. Wheel stops shall be provided unless the <br />spaces are fronted by concrete curbs, in which case sufficient areas shall be <br />provided beyond the ends of all parking spaces to accommodate the overhang of <br />automobiles. <br /> <br />22. <br /> <br />All full-sized parking spaces shall be a minimum of 19' x 9' in size and compact <br />parking spaces shall be a minimum of S'x 16' in size. Reductions in parking space <br />length up to a maximum of 2' shall be allowed so long as adequate vehicle <br />overhang is provided in front of each reduced-size parking space, as determined by <br />the Zoning Administrator. Each compact car space shall be marked clearly with <br />bold lettering no less than 8" in height "Compact Car Only". The dimensions of <br />the parking stalls shall be clearly shown on the plans submitted for Building <br />Department plan check. <br /> <br />23. Six-inch vertical concrete curbs shall be installed between all paved and <br /> landscaped areas. <br /> <br /> <br />
