Resolution No. PC-01-26 <br />Page 4 <br /> <br />Final inspection by the Planning Department is required prior to occupancy of the <br />building. <br /> <br />Landscaping and Tree Preservation <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of a <br />building or on-site permit. Said landscape plan shall be consistent with the <br />approved landscape plan plus any conditions of approval, and shall be detailed in <br />terms of species, location, size, quantities, and spacing. <br /> <br />Prior to issuance of a building permit, the landscape plan shall be modified to the <br />satisfaction of the Planning Director to show that a perennial garden flower mix <br />will be used to hydroseed the adjoining service commemial building pad. <br /> <br />10. <br /> <br />In the event that the service commercial building is not constructed within two <br />years of final occupancy of the McDonald's restaurant building, the property <br />owner shall replace the perennial garden flower mix landscaping on the <br />commercial building pad with irrigated shrubs and groundcover. A landscape plan <br />for this area shall be submitted for review and approval by the Planning Director <br />prior to installation. <br /> <br />11. <br /> <br />Prior to issuance of a building permit, the design of the proposed wooden trellis <br />structure on the east elevation shall be submitted to the Planning Director for <br />review and approval. <br /> <br />12. <br /> <br />Prior to issuance of a building permit, the landscape plan shall be modified to show <br />the front elevation of the proposed lattice in the outdoor eating area. This drawing <br />shall be drawn to scale and shall clearly call out all materials and colors and shall <br />be reviewed and approved by the Planning Department. <br /> <br />13. <br /> <br />The project developer shall enter into an agreement with the City, approved by the <br />City Attorney, which guarantees that all landscaping and open space areas <br />included in this project will be maintained at all times in a manner consistent with <br />the approved landscape plan for this development. Said agreement shall run with <br />the land for the duration of the existence of the structures located on the subject <br />property. <br /> <br />14. <br /> <br />The landscape plan shall be modified to show that all trees used in landscaping are <br />a minimum of 24-inch box size and all shrubs a minimum of 5 gallon size, unless <br />otherwise approved by the Planning Director. <br /> <br />15. <br /> <br />The project developer shall provide root control barriers and four-inch perforated <br />pipes for parking lot trees, street trees, and trees in planting areas less than ten feet <br />in width. <br /> <br /> <br />
