24. <br /> <br />25. <br /> <br />26. <br /> <br />27. <br /> <br />28. <br /> <br />29. <br /> <br />30. <br /> <br />The storm drainage from each lot shall be directed to the street or an approved storm <br />drain system in accordance with Sections 1806.55 and 3315.4 of the 1997 Uniform <br />Building Code unless otherwise approved by the Building Official and the City Engineer. <br /> <br />The traffic circle in Darcy Place shall be landscaped and irrigated to the satisfaction of <br />the Planning Director and City Engineer. The landscaped and irrigation in the island <br />shall be private and maintained by the Homeowners Association. The project developer <br />shall install a mountable concrete curb and mow band (capable of supporting track load- <br />ing) along the outer perimeter of the traffic circles. The project developer shall submit <br />details of the curb and band for the approval of the City Engineer. <br /> <br />There shall be an intermediate manhole located on the sanitary sewer and storm drain <br />lines crossing the vineyard between Hahner Street and new Vineyard Avenue. There <br />shall be a twelve-foot (12' 0") wide paved access road to these manholes (capable of <br />supporting truck loading), unless otherwise approved by the City Engineer. This detail <br />shall be shown on the final improvement plans submitted for review and approval by the <br />City Engineer and by the Planning Director. <br /> <br />The storm drain along Old Vineyard Avenue opposite Lot 18 shall be eliminated. The <br />"V-ditch" along Old Vineyard Avenue shall be regraded to create a new low point at the <br />extension of the storm drain system from Hahner Street. This detail shall be shown on <br />the final improvement plans submitted for review and approval by the City Engineer and <br />by the Planning Director. <br /> <br />The retaining wall along Old Vineyard Avenue opposite Lot 11 shall be eliminated and <br />the lot graded to the northerly right-of-way line of Old Vineyard Avenue. This detail <br />shall be shown on the final improvement plans submitted for review and approval by the <br />City Engineer and by the Planning Director. <br /> <br />The project developer shall install a storm drain pipe on Dupont Circle (East) to benefit <br />the development of the properties on the south site of Old Vineyard Avenue. This detail <br />shall be shown on the final improvement plans submitted for review and approval by the <br />City Engineer and by the Planning Director. The project developer may request a pro- <br />rata reimbursement for the installation of this line from benefiting properties when they <br />develop. <br /> <br />The project developer shall install a storm drain culvert under Hahner Street at its easterly <br />end to allow storm water in the vegetated swale to pass under the street. The storm drain <br />inlet in the swale shall be set to an elevation so that the inlet serves as an overflow in the <br />event that the culvert pipe under Hahner street plugs.
