20. <br /> <br />21. <br /> <br />22. <br /> <br />23. <br /> <br />shall have an individual catch basin for each of the lots. The "V-ditch" shall be <br />connected to an underground storm drain system connected to the existing outfall at <br />the westerly end of Lot 36. The "V-ditches", including the overland release and <br />storm drain system and shall be private and maintained by the individual property <br />owners or Homeowners Association. <br /> <br />c. Section C-C (Vineyard Avenue): <br /> <br />Shall apply to the street section only. Southerly of the edge of pavement, Section K- <br />K shall apply, except the distance fi.om the edge-of-pavement to the street right-of- <br />way shall be increased to six feet (6' 0"). <br /> <br />These changes shall be shown on the final improvement plans submitted for review and <br />approval by the City Engineer and by the Planning Director. <br /> <br />The project developer shall install a concrete "V-ditch" along the back of the retaining <br />wall located between Old Vineyard Avenue and Lots 29 through 32. This detail shall be <br />shown on the final improvement plans submitted for review and approval by the City En- <br />gineer and by the Planning Director. The "V-ditch" shall be maintained by the Home- <br />owners Association. <br /> <br />Unless otherwise required by the City Engineer and the Planning Director, the project de- <br />veloper shall install an eight-inch (8") sewer ma'm in Old Vineyard Avenue between Du- <br />pont Circle (west) and the existing sewer lateral for the Pietronave property. This detail <br />shall be shown on the final improvement plans submitted for review and approval by the <br />City Engineer and by the Planning Director. The project developer shall connect the ex- <br />isting sewer lateral from Pietronave to the new main. The project developer, however, <br />shall not be responsible for the on-site connection of the lateral or for abandoning Pietro- <br />nave's existing sanitary sewer pump. If this requirement is to be waived by the City En- <br />gineer and by the Planning Director, the City shall contact the Pietronaves. If the Pietro- <br />naves are concerned, City staff and the project developer shall meet with the Pietronaves <br />to resolve this matter. <br /> <br />Section H-H shall be revised, the "overbuild" (the distance between lot line and hinge <br />point of the slope) shall be increased to a two-foot (2' 0") minimum distance. This detail <br />shall be shown on the final improvement plans submitted for review and approval by the <br />City Engineer and by the Planning Director. <br /> <br />The lot line between Lots 27 and 28 shall be revised; the property line shall be located at <br />the top of slope of Lot 28, unless otherwise approved by the City Engineer.
