14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />The project developer shall dedicate to the City for street right-of-way purposes those <br />parcels of land intended to be public streets. <br /> <br />The project developer shall grant an easement to the City over those parcels needed for <br />public service easements (P.S.E.) and which are approved by the City Engineer or other <br />easements, which may be designated by the City Engineer. <br /> <br />The public sanitary sewer lift station approved for use by the development shall be sub- <br />ject to an agreement between the City and the project developer prior to the approval of <br />the final map to the effect that the project developer will provide a maintenance and op- <br />eration fund for a minimum ten year period. <br /> <br />Electric power distribution, gas distribution, communication service, Cable television, <br />and any required alarm systems shall be installed underground in a joint utility trench. <br /> <br />The project developer shall submit detailed landscape and irrigation plans as part of the <br />improvement plans. These plans should include a street tree planting plan and landscape <br />plans for medians, buffer strips, and any right-of-way landscape areas. The irrigation <br />plan shall provide for automatic controls. <br /> <br />The following typical street sections shall be revised as follows: <br /> <br />a. Gray Court: <br /> <br />The court shall have a driveway type opening to Dupont Circle. The water and <br />sewer lines within the court shall be public and maintained by the City. The street <br />and storm drain shall be private and maintained by the HOA or individual property <br />owners. The court shall be posted for no parking. <br /> <br />b. Ellis Court (Section G-G): <br /> <br />The curb-to-curb width shall be twenty-eight feet (28' 0"). The sidewalk shall be <br />deleted on the south side of the street. The cul-de-sac bulb shall have a uniform <br />cross slope to the north (reducing the height of the retaining wall along the southerly <br />side of the bulb). The retaining wall shall be located a minimum of five feet (5' 0") <br />from the face-of-curb. The Court shall be posted for no parking except in the bulb. <br />The applicant shall install a (overland release) concrete "V-ditch" at the end of Ellis <br />Court crossing between Lots 33 and 34 to the Arroyo Del Valle. The eight-inch (8") <br />sanitary sewer across Lot 35 shall be eliminated. The sanitary sewer shall be moved <br />southerly such that Lots 35 and 36 can be served from a four-inch (4") lateral <br />stubbed from the public manhole in the street. There shall be a concrete lined "V- <br />ditch" located along the rear property line of Lots 33 through 36.
