10. <br /> <br />evergreen trees and shrubs. These changes shall be shown on the final improvement <br />plans to the satisfaction of the City Engineer and Planning Director before City Council <br />approval of the first final subdivision map. <br /> <br />For the future landscaping to be installed between the private lots covered by this subdi- <br />vision and the planned public trail located in the old Vineyard Avenue right-of-way, the <br />shrubs to be planted shall be of a species that will achieve a minimum height often feet <br />(10' 0"), seven (7) years alter installation. The shrubs shall be installed in groupings that <br />achieve a twenty-five percent (25%) overlap of the individual shrub plantings alter seven <br />(7) years. These changes shall be shown on the final improvement plans to the satisfac- <br />tion of the City Engineer and Planning Director before City Council approval of the first <br />final subdivision map. <br /> <br />The project developer and subsequent homeowners association shall implement the <br />"Open Space Management Plan", prepared by Perkins Design Associates, and dated "Re- <br />ceived, April 20, 2001" in the management of the open space/landscape areas, Parcels <br />"C" and "D", the parcels which face Thiessen Street and the future elementary school. <br />Before approval of the first final subdivision map, the project developer shall examine the <br />CCOF Handbook from an organic practices and list of materials standpoint to minimize <br />the use of chemicals in these areas and shall incorporate applicable measures to the satis- <br />faction of the Planning Director. The revised report shall be included in the CC&R's cre- <br />ated for the homeowners association for this development. <br /> <br />11. The subdivision would be phased as follows; <br /> <br />12. <br /> <br />13. <br /> <br />ao <br /> <br />Delco Builders would be responsible for the final map and improvement plans for <br />Parcel "A", Parcel "B", Lots 1 through 30, and public streets and infrastructure for <br />new Vineyard Avenue, Darcie Place, Dupont Circle, Hahner Street, Thiessen Street, <br />and the public street entrance to Ellis Court. <br /> <br />Dan Costas would be responsible for the final map, improvement plans, and con- <br />struction for Lots 31 through 36, and would be required to construct Ellis Court <br />from Vineyard Avenue. <br /> <br />With the first final subdivision map/improvement plans, the project developer shall show <br />all continued access to adjoining properties including Berlogar, Chrisman, Brozosky, <br />Pietronave, and Costas during the construction of Vineyard Avenue and the other public <br />streets covered by this subdivision plan. <br /> <br />All utilities required to serve any existing or proposed development on-site shall be in- <br />stalled underground, unless otherwise determined by the City Engineer. <br /> <br />Page 3 of 9 <br /> <br />Exhibit "B", Vesting Tentative Map 7240 April 28, 2001 <br />Per Planning Commission Approval <br /> <br /> <br />
