Maintenance of the landscape area located in the "notch" area between Lots 22 and <br />23. (With recordation of the final subdivision map, the appropriate easement would <br />be granted to the homeowners association. <br /> <br />Maintenance of all private utilities, shared access driveways, and other common ar- <br />eas and facilities on the site, including all landscaping and soundwalls extending to <br />the face of curb. <br /> <br />h. Maintenance of all the features flanking Thiessen Street at Vineyard Avenue and <br /> Hahner Street at Thiessen Street. <br /> <br />Maintenance of storm drainage swales, gutters, inlets, outfalls, and channels not <br />within the area of a dedicated public street or public service easement approved by <br />the City Engineer. <br /> <br />The City of Pleasanton shall be granted the rights and remedies of the association, but not <br />the obligation, to enforce the maintenance responsibilities of the property owners associa- <br />tion. <br /> <br />The existing right-of-way easement line for old Vineyard Avenue, defined as a line lo- <br />cated twenty-five feet (25' 0") from the centerline of old Vineyard Avenue, shall separate <br />the future private lots covered by this subdivision map from the public trail/land area. <br />With recordation of the first final subdivision map, the project developer shall dedicate to <br />the City of Pleasanton the area adjoining the northeasterly easement line. <br /> <br />No building permits for Lots 31 through 36 shall be issued until all public streets and in- <br />frastructure serving those lots is completed to the satisfaction of the City Engineer and <br />the Planning Director. <br /> <br />The grading for Lots 33 through 36 shall be designed so that the building pad elevations <br />are no more than twelve-inches (12") higher than existing grade. These lots shall be de- <br />signed to "drain" front-to-back. A concrete "V-ditch" shall be constructed along the rear <br />property lines of these lots, and shall "drain" to the proposed catch-basin to be located at <br />the westernmost end of Lot 36. The "V-ditch" shall be located so as to avoid the canopy <br />drip-line area of the oak-tree grouping straddling Lot 33 and Lot 34. These changes shall <br />be shown on the final improvement plans to the satisfaction of the City Engineer and <br />Planning Director before City Council approval of the first final subdivision map. <br /> <br />In the southernmost area of Lot 33, adjoining the north side of new Vineyard Avenue, a <br />landscaped berm shall be installed to function as a noise/visual barrier. The berm shall <br />have an effective, minimum height of 5' 0" above the pavement grade of Vineyard Ave- <br />nue.
