Landscape guideline No. 3 shall be modified to read as follows: <br /> <br /> Removal of any existing trees will require prior approval by the City of <br />Pleasanton. An arborist's report shall accompany any request to remove a tree. <br />Mitigation measures for tree removal will be determined on a case-by-case basis. <br />Mitigation will be primarily based on the tree species, size, health, and whether it <br />provides screening o fan existing or proposed structure from the valley floor. <br /> <br />Said modifications shall be incorporated into a final edition of the design <br />guidelines which shall be subject to the review and approval by the Planning <br />Director. <br /> <br />13. <br /> <br />The applicants shall comply with the recommendations of the Fire Management <br />Plan prepared by Prepared by Wildland Resource Management, Inc. dated <br />September 26, 2000. <br /> <br />14. <br /> <br />Prior to approval of a Final Parcel Map, the developer shall prepare a Wildland <br />Fire Management Plan for Lot 3 for review and approval by the Planning Director <br />and Fire Chief. <br /> <br />15. <br /> <br />If any new grading or tree removal beyond that already completed for Lots 1 <br />through 3 is to begin during the raptor nesting season (February 1 to August 31), a <br />focused survey for raptor nests shall be conducted by a qualified biologist during <br />the nesting season. The survey shall be conducted no less than fourteen (14) days, <br />and no more than thirty (30) days, prior to the beginning of grading and/or tree <br />removal. If nesting raptors are found during the focused survey, no grading or <br />tree removal shall occur within five hundred feet (500' 0") of an active nest until <br />the young have fledged - as determined by a qualified biologist - or until the <br />project developer receives written approval from the California Department of <br />Fish and Game personnel to proceed. The written findings of the biologist shall <br />be provided to the Planning Director within thirty (30) days of the start of <br />grading. <br /> <br />16. <br /> <br />Before issuance of a building permit on Lots 1 through 3, the project <br />developer/property owner shall complete an inventory of the property areas <br />outside of the building envelope areas to determine the presence of threatened or <br />endangered species or their habitats. The inventory shall be completed by a <br />licensed biologist and shall be submitted to the Planning Director for review. The <br />Planning Director may, at his/her discretion, refer the report to the California <br />Department of Fish and Game for review and comment. Mitigation measures <br />identified by the Department of Fish and Game for these areas shall be <br />incorporated into the project. After construction is completed, the project <br />developer/property owner shall re-inventory the sites and report the findings back <br />to the Planning Director. All inventories/findings shall be reported back to the <br />Planning Commission. <br /> <br /> <br />
