Resolution No. PC-01 - 17 <br />Page 8 <br /> <br /> Architectural Controls <br /> <br /> h. The proposed guidelines shall be modified to add the following: <br /> <br /> Dark earthtone colors are required on all structures. Roof colors shall be <br /> limited to dark browns, greys, and black. <br /> <br /> Fire Safety <br /> <br /> i. The guidelines shall be modified to reflect that a fire management plan has <br /> already been submitted for Lots 1 and 2 add that a fire management plan for Lot 3 <br /> will need to be submitted. <br /> <br />Lot Guidelines <br /> <br />j. Staff recommends that this section be modified to read as follows: <br /> <br /> i. The primary dwelling and all accessory structures for Lot 1 and 2 <br />shall be limited to the building envelope shown on "Pad and Tree Location "plan <br />of the PUD. No accessory structures shall be constructed/installed on Lot 3 until <br />a building envelope plan is created for Lot 3. Said plan shall generally be limited <br />to the flat graded pad areas around the existing house, garage, barns, and second <br />units, and shall be subject to final review and approval by the Planning Director. <br /> <br /> ii. The primary dwelling and accessory structures should generally <br />not be sited within the dripline of existing trees. Some encroachment into the <br />dripline of existing trees may be allowed, subject to review and approval by the <br />City. An arborist's report shall be submitted in conjunction with a request to <br />locate a building within the dripline of an existing tree. <br /> <br /> iii. Landscaping and grading within the dripline of existing trees <br />should generally be avoided Some encroachment into the dripline of existing <br />trees may be allowed, subject to review and approval by the City. An arborist's <br />report shall be submitted in conjunction with a request to landscape or grade <br />below the dripline of an existing tree. <br /> <br /> iv. Grading of flat pads for landscaping, pools, and patios shall not be <br />allowed outside of the building envelope. <br /> <br /> v. Retaining Walls shall comply with the West Foothill Road <br />Corridor Overlay District (Ordinance No. 1468). <br /> <br />Landscape Guidelines <br /> <br />k. Landscape guideline No. 1 shall be modified to require the planting for <br />Lots 1 and 2 to be installed prior to final occupancy of the homes. <br /> <br /> <br />
