Resolution No. PC-01-17 <br />Page 11 <br /> <br />25. <br /> <br />The final grading plan shall include information on pad and finished floor <br />elevations, proposed and existing contours, and top and bottom spot elevations <br />along any retaining walls and exterior walls of the structures. <br /> <br />26. <br /> <br />The applicant shall submit a pad elevation certification prepared by a licensed <br />land surveyor or registered civil engineer to the Chief Building Official and <br />Planning Director, certifying that the pad and building locations (setbacks) are <br />pursuant to the approved plans, prior to receiving a foundation inspection for the <br />structure. <br /> <br />27. <br /> <br />The applicant shall design a drainage system which directly ties into an approved <br />storm drain system. The applicant shall provide the design of this storm drain <br />connection on the final grading and storm drainage plan for review and approval <br />by the City Building Official, Planning Director, and City Engineer prior to the <br />issuance of a building permit for this project. <br /> <br />28. <br /> <br />The final grading plan shall include information on pad and finished floor <br />elevations, proposed and existing contours, and top and bottom spot elevations <br />along any retaining walls and exterior walls of the structures. <br /> <br />29. <br /> <br />Prior to the issuance of a building permit, the landscape plans shall be modified to <br />reflect the following: <br /> <br />a. The three flowering plum trees on the east side of the house shall be <br />substituted with native evergreen screen trees. <br /> <br />b. The trunk and dripline of all existing trees in the vicinity of the proposed <br />planting areas shall be shown. <br /> <br />Said modifications shall be submitted in conjunction with the plans submitted for <br />issuance of building permits and shall be subject to the review and approval by <br />the Planning Director prior to issuance of building permits for the project. <br /> <br />30. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. The irrigation design shall utilize low-volume drip, bubbler, or <br />other water conserving irrigation systems to the maximum extent possible. <br /> <br />31. <br /> <br />All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />General Landscape and Tree Preservation <br /> <br />32. <br /> <br />Six inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br /> <br />33. <br /> <br />The developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping included in this project will be <br /> <br /> <br />
