(2) "A" Street shall bend southerly at new Vineyard Avenue so that an <br /> entry feature on the northerly (school) side can be located within <br /> street right-of-way created between the school property and "A" <br /> Street. <br />(3) The boundary between Parcel "B" and Parcel "C" shall be located <br /> along the northerly "top of bank" of the creek corridor or at such <br /> other boundary established by a permitting agency where no <br /> grading/agricultural use will be allowed. <br />Street Configurations <br />(1) A passenger vehicle turn-around (approximately 25-foot radius) <br /> shall be added to the private road serving Lots 1-4. No gate shall <br /> be allowed on this private road. <br />(2) New Vineyard Avenue shall have its shoulder width reduced by <br /> two feet. <br />(3) "E" Street shall have sidewalks on both sides of the street. <br />(4) "F" Street shall not have a sidewalk; rather, the Vineyard trail <br /> cross-section shall be extended along its south side, set back a <br /> minimum of eight feet from the face-of-curb, from the street turn- <br /> around to new Vineyard Avenue. <br />(5) The "private drive" street section shall be used for the private <br /> access easement. The curb/gutter may be deleted from the <br /> southerly side where it abuts the vineyard if satisfactory drainage is <br /> designed to accommodate surface flows. <br />(6) In the event LAVTA desires bus stop(s) within the project, a bus <br /> stop turnout and shelter shall be provided within the street right-of- <br /> way. IfLAVTA rejects ownership and maintenance of the shelter, <br /> it shall be maintained by the project owners. <br />(7) Streets "B," "C," "D," and "E" may be developed with a non- <br /> traditional sidewalk configuration, such as providing discrete <br /> plaza-like areas and tree wells/raised planter areas in front of <br /> individual houses. Such a scheme, if selected, shall be subject to <br /> review and approval by the Planning Director prior to approval of <br /> the final map. Such a system must provide a functionally <br /> equivalent pedestrian walkway, must not interfere with utilities, <br /> and must be maintained by individual homeowners. Adjustment to <br /> the street right-of-way and appropriate easements shall be shown <br /> on the final map. <br />(8) A sidewalk should be considered across the Street "A" frontage of <br /> Lots 1, 4, and 5, and Parcel "A"; a sidewalk design shall be <br /> proposed for review by the Planning Commission with the <br /> tentative map. <br />(9) The design of the new Vineyard Avenue bridge over the creek that <br /> separates the Lin and RMC Lonestar properties shall be submitted <br /> to the Planning Commission for its review and approval prior to <br /> approval of the improvement plan containing this bridge. <br /> <br />P~e5 <br /> <br /> <br />
