Development Standards <br /> <br />3. Developmem standards for the MDR and Vineyard Estate lots shall be as follows: <br /> <br /> a. Specific regulations governing this PUD are as follows: <br /> <br />Standard MDR Vineyard Estate <br />From yard 25 feet 25 feet <br />Side yard 10 feet 20 feet <br />Street side yard 20 feet 20 feet <br />Rear yard 25 feet 25 feet <br />Primary building height 30 feet 30 feet <br /> <br />Where the PUD developmem plan specifies a setback less than that shown <br />above, the development plan setback is allowed; however, any future <br />addition or accessory structure shall meet the above-listed standard. <br />Unless otherwise specified in subsection (a) above, all site developmem <br />standards shall be those of the R-l-10,000 District. <br />Accessory structures for the Vineyard Estate lots are allowed to have no <br />setback from the building envelope line in side and rear yard areas. <br />Setbacks as established above shall be measured from the property lines. <br />No accessory structure shall be allowed within 35 feet of the Old Vineyard <br />Avenue trail right-of-way; however, for those lots where the development <br />plan allows a reduced setback, any new accessory structure shall have a <br />setback equal to that allowed for the principal structure or detached <br />garage. <br />Building height shall be measured from the lowest elevation of the <br />structure to the highest elevation of the structure. Exceptions for <br />chimneys and similar roof features shall be those of the R-l-10,000 <br />District. <br />Trellis-covered arbors and/or porches up to a height of fifteen feet (15' 0") <br />supporting photovoltaic panels shall be exempt from the City's <br />Administrative Design Review procedures. Design review at the Planning <br />staff level and building/electrical permits shall be required. <br />Maximum size of main structures and garages/second units shall be those <br />established in the "Architectural Design Guidelines for the Vineyard <br />Avenue Corridor." <br /> <br />Specific Development Plan Modifications <br /> <br />4. The developmem plan shall be modified as follows: <br /> <br />Lot Layout <br />(1) Parcel "A" (Child Care lot) shall extend to the northerly boundary <br /> of the final location of the private access easement (Roberts') <br /> <br />Page 4 <br /> <br /> <br />
