Preliminary Grading Plan <br />(1) The project shall be graded in essentially the same manner whether <br /> additional soil is imported or not. The final grading plan shall be <br /> subject to review and approval by the Planning Director prior to <br /> approval of the final map. <br />(2) The grade change between Lots 3-4 and 5-6 shall be reduced <br /> significantly by modifying the grading proposed for this area, with <br /> a goal of reducing the pad differential to no more than three feet <br /> and eliminating lot-to-lot grade changes within the side yard <br /> setback area. <br />(3) The applicant shall seek to eliminate or minimize the height and <br /> number of the short retaining walls proposed within the Lonestar <br /> portion of the MDR area; the differential in pad grades through the <br /> use of sloping front yards, raising back yard areas, and other means <br /> should be explored. The final grading configuration shall be <br /> reviewed and approved by the Planning Director prior to approval <br /> of the fmal map. <br />(4) Import or off-haul of fill material shall follow a haul route <br /> approved by the City Engineer; use of existing Vineyard Avenue <br /> as a part of the route shall be minimized for such earth movement. <br /> <br />Landscape Plan - The proposed landscape plan shall be modified as <br />follows: <br /> <br />(1) <br /> <br />(3) <br /> <br />(4) <br /> <br />The proposed native riparian planting shall be revised to include <br />shrubs and groundcover in addition to the proposed trees within <br />Parcel "C," except in the area immediately adjacent to a vineyard <br />planting. Street trees shall also be planted along both sides of the <br />entire length of"C" Street, if the street tree species selected is <br />compatible with the riparian corridor (e.g., oak or California bay). <br />A final street tree planting plan shall be developed and submitted <br />for the review and approval of the City's Landscape Architect and <br />Planning Director. This planting plan shall utilize oak, California <br />bay, or sycamore trees as the street tree species for "A" and "C" <br />Streets. <br />Entrance features shall be developed for the intersections of"A," <br />"C," and "F" streets with new Vineyard Avenue and at the <br />entrances to "D" and "E" Streets in conformance with the <br />requirements of the Vineyard Village Landscape Design <br />Guidelines. <br />The final design and location of the fencing on the new lot lines of <br />the existing Safreno residence shall be submitted for the review <br />and approval of the Planning Director prior to recordation of the <br />final map. <br /> <br />P~e6 <br /> <br /> <br />
