a. Only one (1) residential unit on the subject property may be rented. The <br /> other unit shall be owner-occupied. The dwelling's owner shall be <br /> signatory to any lease for the second unit. The second unit shall be <br /> occupied by no more than two (2) adults, although there shall be no limit <br /> on the number of children. The project developer shall prepare a deed <br /> restriction to this effect for these lots and shall submit it to the City <br /> Attorney for review and approval prior to recordation of the first final <br /> subdivision map. <br />b. In no case shall the second unit be sold, subdivided, or held under <br /> different legal ownership from the primary residence. <br />c. One (1) off-street parking space shall be made continuously available to <br /> the occupant(s) of the second unit for parking. In the event that the <br /> occupant(s) of the second unit own and operate more than one (1) auto, all <br /> vehicles shall be accommodated on-site. <br />d. The project developer shall install address signs that are visible from the <br /> street, clearly indicating that two (2) separate units exist on the parcel. <br /> The project developer shall obtain the new street address for the second <br /> unit from the Planning Department. <br />The second units for these lots shown on the house plotting plan shall constitute <br />the only second units approved with this PUD Development Plan. Any future <br />second unit located on another lot covered by this PUD Development Plan <br />approval shall be required to secure a Conditional Use Permit following the <br />applicable review/approval procedures specified in the Pleasanton Municipal <br />Code. <br /> <br />Vineyard Estate Lots <br /> <br />The building envelope area for the three vineyard estate lots shall be the area <br />delineated by the dashed lines on the house plotting plans and encompass the <br />following areas: <br /> Lot 17 40,808 square feet <br /> Lot 45 32,952 square feet <br /> Lot 47 30,910 square feet <br />Upon completion of house construction and/or vineyard planting, whichever <br />comes first, the boundary of the building envelope shall be physically demarcated <br />by poles, a fence or fence/wall, or hedge planting which shall be retained in <br />perpetuity. A plot plan showing the surveyed boundary and demarcating <br />device(s) shall be submitted to the Planning Department at that time to be added <br />to the Agricultural Easement as an exhibit. <br /> <br />The vineyard portions of the vineyard estate lots shall be developed and <br />maintained in accordance with the following: <br />a.
