Second Units <br /> <br />(~) <br /> <br />(6) <br /> <br />(7) <br /> <br />(8) <br /> <br />A street tree plan for "F" Street shall be included in the final <br />landscape plan; it should match other project entry streets in design <br />character, as specified in the Specific Plan. <br />The Vineyard Estate lots shall be required to submit a landscape <br />plan for review and approval within three months of sale, and the <br />approved landscaping shall be installed within nine months of its <br />approval. The landscape plans shall conform to the MDR <br />landscape palette. <br />The final landscape plan for the school-vineyard setback area <br />along "A" Street within Parcel "B" shall incorporate orchard trees <br />behind the street trees shown. <br />Tall shrubs shall be planted along the property line of all lots <br />directly bordering the Vineyard trail in such a manner so as to <br />screen rear yard areas of these lots from trail users. Spacing and <br />species type shall be selected to form at maturity an evergreen <br />screen of sufficient height to interrupt line-of-sight from a <br />horseback rider to the nearest building wall at a height of six feet. <br />If sufficient room is available within the trail right-of-way which <br />does not interfere with trail use or existing utilities, and such <br />location can be satisfactorily watered to allow plantings to prosper, <br />such shrub screen planting may be located within the trail <br />easement. Maintenance of shrubs chosen to be planted within the <br />trail right-of-way shall be done by project homeowners. <br /> <br />Building Architecture - The building architecture shall be modified as <br />follows: <br /> <br />(1) <br /> <br />(2) <br /> <br />The architectural plans shall be revised to include the <br />recommendations by Tumbull Griffin & Haesloop listed in the <br />attached excerpt of its October 26, 2000 letter, except for the <br />recommendation (#27) requiring all primary roof slopes be greater <br />than an 8:12 slope. The revised changes shall be submitted for the <br />review and approval oftbe Planning Director prior to the issuance <br />ora building permit for any of the homes. The developer shall <br />reimburse the City for all costs associated with the City's <br />consulting architect's participation in this final review process. <br />The final colors and materials shall be submitted for the review <br />and approval of the Planning Director prior to the issuance of a <br />building permit for any of the homes. <br /> <br />This PUD Development Plan approval shall function as a conditional use permit <br />for the second units which may be constructed at the time of initial construction, <br />as shown on the Avignon MDR house plotting plan.
