Resolution No. PC-2001-08 <br />Page 7 <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />The project developer shall submit a waste generation disposal and diversion plan <br />to the Building Department prior to issuance of building or demolition permits. <br />The plan shall include the estimated composition and quantities of waste to be <br />generated and how the project developer shall recycle at least fifty percent (50 <br />percent) of the job site construction and demolition waste. Proof of compliance <br />shall be provided to the Director of Building Inspection prior to the issuance of a <br />final building permit. During demolition and construction, the project developer <br />shall mark all trash disposal bins "trash materials only" and all recycling bins <br />"recycling materials only". The project developer shall contact Pleasanton <br />Garbage Service for all waste disposal. Only that portion of trash and recycling <br />waste refused by Pleasanton Garbage Service shall be disposed of or diverted by <br />another trash/recycling company. <br /> <br />The applicant shall submit a final lighting plan for the building for the review and <br />approval of the Planning Director prior to issuance of building permits. Lighting <br />shall be directed away from adjacent properties and, if deemed necessary by the <br />Planning Director, shall incorporate cut-off shield type fixtures to prevent glare <br />onto adjacent properties or roadways. <br /> <br />All trash and refuse shall be contained completely within enclosures <br />architecturally compatible with the main structure. The materials and color of the <br />enclosure walls shall match the building walls and the gates shall be corrugated <br />metal or solid wood. The location and design of the enclosures shall be shown on <br />the plans submitted for issuance of building permits and shall be subject to the <br />approval of the Planning Director and Fire Chief. Trash containers shall be stored <br />within the enclosure at all times, except when being unloaded. <br /> <br />All utilities required to serve the proposed development shall be installed <br />underground, unless otherwise determined by the City Engineer. <br /> <br />The location of any new pad mounted transformers shall be subject to approval by <br />the Planning Director prior to issuance of permits by the Building Department. <br />Such transformers shall be screened by landscaping or contained within an <br />enclosure matching the building and with corrugated metal gates. All <br />transformers shall be shown on the plans submitted for issuance of building <br />permits. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. <br /> <br /> <br />
