The louvered fence shall be painted to match the cream and tan building <br />colors, and that the existing ductwork shall be painted to match the tan building <br />color. <br /> <br />g. The score line located below the building's cornice shall be added below <br />the cornice on the two proposed wing walls. <br /> <br />Said modifications shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to review and approval by the Planning Director prior <br />to issuance of building permits. <br /> <br />Samples of the stucco wall and concrete cornice material shall be included with <br />the plans submitted for building permits. Said materials shall be subject to review <br />and approval by the Planning Director prior to issuance of building permits. <br /> <br />The applicant shall effectively screen from view all ducts, meters, satellite dishes, <br />heating and air conditioning equipment, and any other mechanical equipment, <br />whether on the structure, on the ground, or on the roof, with materials <br />architecturally compatible with the main structure. Screening details shall be <br />shown on the plans submitted for issuance of building permits, the adequacy of <br />which shall be determined by the Planning Director. All required screening shall <br />be provided prior to occupancy. <br /> <br />All new mechanical equipment shall comply with the City's Noise Ordinance <br />requirements. <br /> <br />The project developer shall use their best efforts to implement the measures <br />identified in the U.S. Green Building Council% (GBC), "Leadership in Energy and <br />Environmental Design (LEED)" 2.0 rating system in the design, construction, and <br />operation of the proposed building addition, including all future tenant <br />improvemems. These measures shall be shown on the building permit plan set <br />submitted for review and approval before issuance of a building permit. In <br />conjunction with the building permit application, the project developer shall <br />determine the building's "LEED Green Building Rating", using the GBC <br />evaluating methodology, and shall report the rating to the Planning Director <br />before issuance of the building permit, which shall be reported to the Planning <br />Commission. Prior to building permit issuance, the green building provisions that <br />are proposed to be included in the development shall be submitted to the Planning <br />Director for review and comment. City staff shall arrange a meeting with the <br />project developer to discuss the proposed measures and to determine if other <br />feasible, mutually agreeable green building measures can be incorporated into the <br />project. <br /> <br /> <br />
