Resolution No. PC-2001-08 <br />Page 8 <br /> <br />22. The landscape plan shall be modified/revised as follows: <br /> <br />a. The existing London plane tree shall be transplanted to the southwestern <br />planter area. <br /> <br />b. The Chinese wisteria vine shall be substituted with a evergreen vine (e.g., <br />pink jasmine, Carolina jessamine, honeysuckle, etc.). <br /> <br />c. The five Spring Street street trees shown on the landscape plan shall be <br />Tilia cordata (littleleaf lindon) trees. <br /> <br />d. The two existing walnut trees shall not be saved. Two new 24 inch box- <br />sized trees shall be planted generally at the same location of the transplanted <br />walnut trees shown on the landscape plan. <br /> <br />The design of said modifications/revisions shall be submitted in conjunction with <br />the plans submitted for issuance of building permits and shall be subject to the <br />review and approval by the Planning Director prior to issuance of building <br />permits for the project. <br /> <br />23. <br /> <br />Except as otherwise noted in these conditions, all trees used in landscaping be a <br />minimum of 15 gallons in size and all shrubs a minimum of 5 gallons. <br /> <br />24. <br /> <br />Prior to commencement of construction, the existing London plane tree shall be <br />transplanted to the southwestern comer of the site. The applicants shall comply <br />with the tree transplanting guidelines of the tree report prepared by HortScience, <br />Inc. dated December 2000. The applicants shall arrange for the horticultural <br />consultant to be present during transplanting to ensure that all recommendations <br />have been properly implemented. The consultant shall certify in writing that such <br />recommendations have been followed prior to issuance of building permits. <br /> <br />25. <br /> <br />Protective chain link fencing shall be installed around the relocated London plan <br />tree to be saved during all construction activities. The location of said fencing <br />shall be subject to the review and approval of the Planning Director. In addition, <br />the following tree preservation methods shall be followed: <br /> <br />a. The applicant shall utilize his best efforts to locate any new utility trenches <br />outside the dripline of the relocated London plane tree. If this is not feasible, then <br />the applicant shall submit a report from a certified arborist acceptable to the City <br />that indicates the trenching will not be detrimental to the health of the tree. <br /> <br />b. No oil, gasoline, chemicals, or other harmful materials shall be deposited <br />or disposed within the dripline of the tree or in drainage channels, swales, or areas <br />that may lead to the dripline. <br /> <br />c. No signs, wires, or ropes shall be attached to the tree. <br /> <br /> <br />
