Resolution No. PC-2001-08 <br />Page 5 <br /> <br />10. <br /> <br />11. <br /> <br />This design review and use permit approvals shall lapse and shall become void <br />one year from the date of approval unless a building permit is issued and <br />construction has commenced and is diligently pursued toward completion or an <br />extension has been approved by the City. <br /> <br />The applicant shall make the following modifications/revisions to the site plan: <br /> <br />a. The gate across the Spring Street driveway shall be set back at least 25 <br />feet from the face of curb. <br /> <br />b. Parking space no. 14 shall be relocated to the west side of space no. 15. <br />The landscape planter at the southwest comer shall be expanded north into this <br />parking space. <br /> <br />c. The northern end of the eastern property line fence and pilaster shall be set <br />back approximately 7-10 feet from the back of the Ray Street sidewalk. <br /> <br />d. The Spring Street driveway width and configuration shall be modified to <br />match the driveway shown on the proposed civil and landscape plans. <br /> <br />Said modifications shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to review and approval by the Planning Director prior <br />to issuance of building permits. <br /> <br />A detail of the driveway gates shall be included with the plans submitted for <br />building permits. Said detail shall be subject to review and approval by the <br />Planning Director prior to issuance of building permits. <br /> <br />The applicant shall make the following modifications/revisions to the building <br />design/architecture: <br /> <br />a. The cornice shall be built up (i.e., step out from the building wall as it <br />rises). <br /> <br />b. Scored columns shall be added to the addition that generally matches the <br />columns found on the existing building. <br /> <br />c. The wall-mounted louvers shall match the building wall color. <br /> <br />d. A trellis matching the proposed trellis but without the stone planter base <br />shall be extended along the front of the proposed trash enclosure; the trellis shall <br />continue on the east side of the enclosure and stop at the concrete wing wall. <br /> <br />e. The wing walls shall be lowered to approximately 10 feet and the louvered <br />fencing be lowered to approximately 9 feet. <br /> <br /> <br />
