Resolution No. PC-2001-08 <br />Page 4 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case PDR-81/PCUP-20 <br />Pacific Bell <br /> <br />PLANNING <br /> <br />The building expansion and site changes shall be constructed substantially as <br />shown on the development plans, colorboard, colored elevations, and written <br />narrative, Exhibit "A", dated "Received" September 8, 2000, and January 31, <br />2001, on file with the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject to the approval of <br />the Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br /> <br />Employee and service vehicles shall park on-site and shall not utilize on-street <br />parking on adjacent City s~eets. <br /> <br />If operation of this use results in conflicts pertaining to parking, noise, traffic, or <br />other impacts, at the discretion of the Planning Director, this conditional use <br />permit may be referred to the Planning Commission for subsequent review at a <br />public heating. If necessary, the Commission may modify or add conditions of <br />approval to mitigate such impacts, or may revoke said conditional use permit. <br /> <br />If any activities or uses beyond that specified in the conditions of approval or <br />proposed in the written narrative, dated "Received" September 8, 2000, on file <br />with the Planning Department, are desired, prior City review and approval is <br />required. Such modifications shall be submitted to the Planning Director, who <br />shall refer the matter to the Planning Commission if judged to be substantial. <br /> <br />The applicants shall contact the Building, Police, and Fire Departments to <br />determine all applicable requirements. The structure must be made to conform <br />with all applicable occupancy requirements, codes, and ordinances. All future <br />tenant improvements shall be included as part of this condition. <br /> <br />The applicant shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br /> <br />The developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br /> <br /> <br />
