tenance of the vineyard or contemplated in that plan shall be required to first receive <br />approval from the City Planning Commission; in no event shall uses other than agri- <br />cultural/open space uses utilize the area shown as vineyard in Exhibit "D". <br /> <br />An Agricultural easement covering parcel "A" shall be recorded with the first final <br />map creating Parcel "A". The agricultural easement substantially similar to Exhibit <br />"D" over Parcel "A" shall be conveyed to the South Livermore Valley Agricultural <br />Trust and/or the City of Pleasanton to ensure the permanency of the permitted and <br />conditionally permitted agricultural uses specified for this area by the Vineyard <br />Avenue Corridor Specific Plan. Wording for the easement shall be submitted to the <br />City Attorney for review and approval before recordation of the final subdivision <br />map. <br /> <br />The orchard area shown in Exhibit "D" shall be installed at the same time as the <br />vineyard Planting. A final plan showing the details of this orchard area, including a <br />planting plan, maintenance plan, and pest management plan, shall be submitted to <br />the Planning Director for review and approval prior to approval of the final map <br />creating this parcel. <br /> <br />The "notch area" between Lots 22 and 23 shall be landscaped and maintained in a <br />manner compatible with the vineyard and residential adjacencies at the time that the <br />vineyard is planted. The "notch area" may be partially or wholly incorporated into <br />the development project and maintained by the owners association. The final de- <br />termination of ownership and landscape maintenance requirements shall be made <br />prior to filing the final subdivision map creating parcel "A" and shall be reflected on <br />that map. The landscape plan shall require review and approval by the Planning Di- <br />rector prior to its installation. <br /> <br />The combined area for the areas that are not vineyard, orchard, nor "notch" shall be <br />no more than one- (1-) acre, and shall be combined into a single site thereby super- <br />seding the conceptual layout shown on Exhibit "D". This area may be used for resi- <br />dential and agricultural outbuilding uses allowed on the site. The area designated <br />for this non-agricultural/open-space use shall be delineated on the tentative subdivi- <br />sion map creating Parcel "A" and shall be reflected in the Agricultural easement to <br />be placed on parcel "A" at the time of the Final Subdivision Map. <br /> <br />All buildings and other improvements proposed within this residential/agricultural <br />outbuilding compound shall be subject to design review approval by the Planning <br />Commission. Said application shall meet the submittal requirements as specified for <br />"Design Review".
