28. <br /> <br />29. <br /> <br />30. <br /> <br />1) <br /> <br />The relocation of the existing barn to the location shown on Exhibit "D" shall <br />be allowed, subject to final review of its location, adjacent landscaping and ac- <br />cess. <br /> <br />2) <br /> <br />Access to the northerly, residential use part of the compound shall seek to use <br />existing crossings of the Hahner creek, if practical. Any crossing of the creek <br />shall be consistent with retaining the riparian character of the creek as specified <br />in the Specific Plan and shall secure all relevant agency approvals prior to <br />installation. <br /> <br />3) The landscape plan submitted in conjunction with the design review applica- <br /> tion shall address the following: <br /> <br />Landscape treatment along/within the Hahner creek corridor at the north- <br />erly edge of parcel "A". <br /> <br />Landscape treatment within the corridor at the southerly end of parcel <br /> <br />Means of screening/softening views of agricultural outbuildings. <br /> <br />Means to mitigate the noise generated by the pump to General Plan stan- <br />dards, e.g., 60 dBA at the residential property lines. <br /> <br />Any fencing proposed along the old Vineyard Avenue, new Vineyard <br />Avenue, and "B" Street edges of the site; said fencing shall conform to <br />the requirements of the Specific Plan and the Design Guidelines. <br /> <br />4) The design review application shall be submitted within one (1) year of the <br /> City Council approval of the PUD Development Plan. <br /> <br />The design of the house on this parcel shall implement the applicable standards/ <br />guidelines of the "Vineyard Village Architectural Design Guidelines, Vineyard <br />Avenue Corridor Specific Plan", dated May 25, 2000. <br /> <br />The owner/operator of the vineyard shall notify the public school of any pesticide/herbi- <br />cide spraying twenty-four (24) hours before the spraying begins. <br /> <br />No more than seventy five percent (75%) of Lots 1 through 29 (twenty-two lots) shall be <br />issued building permits until the vineyard plantings with permanent irrigation facilities <br />has been completed. <br /> <br />Easement areas over Parcel "A" shall be shown on the tentative subdivision map submit- <br />ted for review and approval by the Planning Commission. <br /> <br />Page <br /> <br /> <br />
