One (1) parking space shall be made continuously available to the occupant(s) of the <br />second unit for parking. In the event that the occupant(s) of the second unit own <br />and operate more than one (1) auto, all vehicles shall be accommodated on-site. <br /> <br />The project developer shall install address signs that are visible from the street, <br />clearly indicating that two (2) separate units exist on the parcel. The project devel- <br />oper shall obtain the new street address for the second unit from the Planning De- <br />partment. <br /> <br />The second units for these lots shown on Exhibit "A" shall constitute the only second <br />units approved with this PUD Development Plan. Any future second unit located on an- <br />other lot covered by this PUD Development approval shall be required to secure a Condi- <br />tional Use Permit following the applicable review/approval procedures specified in the <br />Pleasanton Municipal Code. <br /> <br />23. <br /> <br />The preliminary design plans for the plalmed Old Vineyard Avenue public trail shall be <br />approved by the City Council before issuance of the first building permit for this project. <br /> <br />24. <br /> <br />A statement disclosing the animal husbandry activities, including pig farming, of nearby <br />property owners in the Vineyard Specific plan area shall be prominently displayed in the <br />tract sales office for this development. <br /> <br />25. <br /> <br />A statement disclosing the RMC/Lonestar facility has a noise source shall be prominently <br />displayed in the tract sales office for this development. <br /> <br />26. <br /> <br />Parcels "A" and "B" shall be part of the Homeowner's Association created for this devel- <br />opment. The responsibilities for the furore owners of these parcels shall be determined in <br />conjunction with the tentative subdivision map subject to review and approval by the <br />Planning Commission. <br /> <br />Vineyards <br /> <br />27. Parcel "A" shall be developed and maintained in accordance with the following: <br /> <br />The Vineyard shown in the "Vineyard Development Plan for the Wayne Hahner <br />Property, Pleasanton, California", dated December 26, 2000, by Amand N. Kasima- <br />tis, Consulting Viticulturalist, hereinafter referred to as Exhibit "D", shall be in- <br />stalled in accordance with the plan and timeframe detailed in this document. <br /> <br />The vineyard shall be in operation and maintained in accordance with accepted in- <br />dustry standards for a producing vineyard, and as detailed in the "Vineyard Devel- <br />opment Plan", for a period of at least eight (8) years. This requirement specifically <br />incorporates the "Integrated Pest Management" and "Sustainable Agricultural Prac- <br />tices'' portion of the "Vineyard Development Plan".
