Resolution No. PC-01-02 <br />Page 7 <br /> <br />21. <br /> <br />The applicants shall dedicate to the City an eight foot wide public service <br />easement (P.S.E.) along both the Sunol Boulevard and Sycamore Road frontages. <br />Said easement along the Sycamore Road frontage shall also include a public <br />access easement along Sycamore Road frontage for a possible future sidewalk <br />extension to the east. Said easements shall be recorded prior to occupancy of the <br />building. <br /> <br />22. <br /> <br />Prior to installation of any signs on the subject property, a comprehensive sign <br />program for the site and building shall be submitted for review and approval by <br />the Planning Director. The sign program shall include the specific details for each <br />type of sign (i.e., colors, materials, illumination, location, sign text, etc.). In <br />addition, the sign program shall incorporate the following conditions: <br /> <br />a. Building-mounted signs shall be non-illuminated or halo-illuminated <br />channel letters with no illumination allowed between the hours of 11:00 P.M. to <br />7:00 A.M. <br /> <br />b. Building-mounted signs on the eastern and southern building elevations <br />shall be non-illuminated only. <br /> <br />23. The following changes shall be made to the lighting plan: <br /> <br />a. The parking lot light fixtures shall direct the light downward and shall <br />incorporate cut-off shield type fixtures to prevent glare onto adjacent properties <br />and roadways. <br /> <br />b. Light levels at the project's property lines shall be reduced to no greater <br />than 0.2 foot-candle. <br /> <br />c. The site lighting plan shall indicate light levels 25 feet beyond the <br />project's property lines. <br /> <br />Said modifications shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to the review and approval by the Director of <br />Building Inspection and the Planning Director prior to issuance of building <br />permits for the project. <br /> <br />24. <br /> <br />Trash containers shall be stored within the enclosure at all times, except when <br />being unloaded. <br /> <br />25. <br /> <br />All parking spaces shall be striped. Wheel stops shall be provided unless the <br />spaces are fronted by concrete curbs, in which case sufficient areas shall be <br />provided beyond the ends of all parking spaces to accommodate the overhang of <br />automobiles. <br /> <br />26. <br /> <br />All utilities required to serve the proposed development on-site shall be installed <br />underground, unless otherwise determined by the City Engineer. <br /> <br /> <br />
