Resolution No. PC-01-02 <br />Page 8 <br /> <br />27. <br /> <br />The applicants shall enter imo an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan <br />for this development. In addition, the applicants shall maintain the mulch and <br />new plants installed within the City's Diamond Court right-of-way contiguous <br />with the applicants' southern property line. The applicants shall add mulch and <br />remove weeds and litter as necessary in this right-of-way. The City shall be <br />responsible for maintenance of the existing 77 inch diameter eucalyptus tree <br />located in the right-of-way. Said agreement shall run with the land for the <br />duration of the existence of the structures located on the subject property. <br /> <br />28. <br /> <br />The location of any pad mounted transformers shall be subject to approval by the <br />Planning Director and PG&E prior to issuance of permits by the Building <br />Department. Such transformers shall be screened by landscaping or contained <br />within an enclosure matching the building and with corrugated metal gates. All <br />transformers shall be shown on the plans submitted for issuance of building <br />permits. <br /> <br />29. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. <br /> <br />30. <br /> <br />The plans submitted for the issuance of building permits shall be modified to <br />show the new dripline of the 77 inch diameter eucalyptus tree. <br /> <br />31. <br /> <br />The landscape plan shall be modified/revised as follows: <br />a. Approximately 25 percent of the proposed trees in the eastern and southern <br />planter areas shall be increased 24 inch box-sized trees. <br />b. Groundcover shall be added throughout the southern and eastern planter <br />areas. <br />c. A double row of evergreen shrubs shall be installed along the back (south <br />side) of the parking spaces in front of the eucalyptus tree. <br />d. Approximately 10 additional evergreen shrubs shall be planted between the <br />northern edge of the eucalyptus tree dripline and the proposed redwood trees. <br /> <br />The design of said modifications/revisions shall be submitted in conjunction with <br />the plans submitted for issuance of building permits and shall be subject to the <br />review and approval by the Planning Director prior to issuance of building <br />permits for the project. <br /> <br />32. <br /> <br />Except for 24 inch box-sized trees required in condition no. 31, all trees used in <br />landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 <br />gallons. <br /> <br />33. <br /> <br />Only modular newspaper dispensers accommodating more than one newspaper <br />shall be allowed outside of buildings within the development.
