Resolution No. PC-01-02 <br />Page 5 <br /> <br />10. <br /> <br />The applicants shall install standard ramping driveways at the new driveways on <br />Sunol Boulevard and Sycamore Road rather than street openings as shown on the <br />plans. The final design of the driveways shall be shown on the plans submitted <br />for issuance of building permits and shall be subject to the review and approval by <br />the City Engineer and Planning Director prior to issuance of building permits for <br />the project. <br /> <br />11. <br /> <br />The following change shall be made to the grading plan: <br />a. The proposed grading in the southern planter area shall be contoured to blend <br />in the new grades with the existing grades and provide a natural looking slope. <br /> <br />Said modification shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to the review and approval by the City Engineer and <br />Planning Director prior to issuance of building permits for the project. <br /> <br />12. <br /> <br />Any excess soil from the site shall be off-hauled from the site and disposed of in a <br />lawful manner. <br /> <br />13. <br /> <br />Details and samples of all of the architectural features and accents of the building <br />(e.g., window trim and sill, staircase railings, wood brackets, wood and stone <br />columns, wrought iron fence and gate, clock, roof dormer vents, etc.) shall be <br />included with the plans submitted for issuance of building permits and shall be <br />subject to review and approval by the Planning Director prior to issuance of <br />building permits. <br /> <br />14. <br /> <br />The project developer shall use their best efforts in implementing the measures <br />identified in the Green Building Council's (GBC), "Leadership in Energy and <br />Environmental Design (LEED)" in the design, construction, and operation of the <br />proposed building, including all future tenant improvements. These measures <br />shall be shown on the building permit plan set submitted for review and approval <br />before issuance of a building permit. In conjunction with the building permit <br />application, the project developer shall determine the building's "LEED Green <br />Building Rating", using the GBC evaluating methodology, and shall report the <br />rating to the Planning Director before issuance of the building permit which shall <br />be reported to the Planning Commission. Prior to building permit issuance, the <br />green building provisions that are proposed to be included in the development <br />shall be submitted to the Planning Director for review and comment. City staff <br />shall arrange a meeting with the project developer to discuss the proposed <br />measures and to determine if other feasible, mutually agreeable green building <br />measures can be incorporated into the project. <br /> <br />15. <br /> <br />The project developer shall submit a waste generation disposal and diversion plan <br />to the Building Department prior to issuance of building or demolition permits. <br />The plan shall include the estimated composition and quantities of waste to be <br />generated and how the project developer shall recycle at least fitly percent (50 <br />percent) of the job site construction and demolition waste. Proof of compliance <br />shall be provided to the Director of Building Inspection prior to the issuance of a <br />final building permit.
