The developer shall agree to modify their <br /> proposed component list if, following this review, there are more effective <br /> measures which can feasibly be done for comparable cost as those initially <br /> proposed. Prior to construction, the final list of components shall be provided to <br /> the Planning Commission at a regularly scheduled meeting for its information. <br /> Additionally, the developer shall work with City staff to prepare a summary <br /> report of the effectiveness of implementing selected components, including as <br /> feasible the costs and benefits associated with each component. The report shall <br /> be prepared following completion of the construction of the project units, with <br /> actual energy use data from occupied units if possible, and shall be provided to <br /> the Planning Commission. <br /> <br />10) <br /> <br />The landscape plan shall be revised to include tall shrubs in the area between the <br />EVA and the existing Ventana Hills residence on the west side of the proposed <br />EVA. Additionally, the landscape plan shall be modified to include Alnus rubra <br />trees in the slope plantings. These changes shall be shown on the improvement <br />plans to be submitted for the review and approval of the Planning Director and <br />City Engineer. <br /> <br />11) <br /> <br />The developer shall record deed disclosures to all lots along "B" Street, "D" <br />Court, and "E" Court of the future extension of"B" Street to serve development <br />on the Lund Ranch II property to the east of the project site. Additionally, all <br />marketing and sales literature for the project shall clearly show the future <br />extension of "B" Street. <br /> <br />The developer shall apply for and receive all necessary environmental permits <br />from Dept. ofFish and Game, U.S. Army Corps of Engineers, and any other <br />applicable agency for the creek restoration work prior to the recordation of the <br />final map. <br /> <br />13) <br /> <br />All utility boxes and transformers shall be installed underground. All capacitor <br />banks and switches may be installed aboveground if screened satisfactorily, <br />subject to the review and approval of the Planning Director. <br /> <br />14) <br /> <br />The developer shall coordinate the final design and location of the new utility <br />laterals with the owners of the Kass, Locke, Richey and Silveira properties and <br />shall submit written authorization from the property owners to the Planning <br />Director before beginning any work on these lots. The developer shall also <br />underground all overhead electrical lines up to, but not connecting to the electrical <br />panel, on these homes with the final details subject to the review and approval of <br />the City Engineer and Planning Director. Separate sewer and water laterals from <br />the public mains in the project streets shall be provided to each of these three <br />residences. <br /> <br />15) The storm drainage for each lot shall be directed to an approved stormwater <br /> collection system in accordance with sections 1806.55 and 3315.4 of the Uniform <br /> <br /> <br />
