Fencing along this open space and on all street <br /> side lot lines shall be set back a minimum of 8 ft. from the back edge of sidewalk. <br /> A hogwire and wood post fence without wooden top and bottom structural <br /> members shall be built along the portion of the northern property line extending <br /> from the top of creek bank to abut the adjacent existing solid fence. Additionally, <br /> all barbed wire fences on the project site shall be removed. All these <br /> improvements shall be shown on the subdivision improvement plans submitted <br /> for the review and approval of the Planning Director and City Engineer. <br /> <br />5) <br /> <br />The streetlight fixtures shall be similar to those installed in the adjacent <br />Bridlecreek subdivision but shall be designed with a lighting intensity similar to <br />that in the Bonde Ranch subdivision. Details and the photometyrics of this <br />lighting shall be submitted for the review and approval of the Planning Director. <br /> <br />6) <br /> <br />Public notices of design review applications for custom homes on Lots 28 and 35 <br />shall be sent by the Planning Department to the first tier of lots (south side of <br />street) immediately adjoining the northern boundary of the project site. This <br />requirement shall be disclosed by to all potential lot purchasers prior to the close <br />of escrow on these two lots. <br /> <br />7) <br /> <br />Lot 1 is approved to have a minimum setback of 38 ft. from the back of curb to <br />the front living area (35 ft. from back of curb to garage). The grading plan for <br />this lot shall be revised to remove all fill from within the dripline of the existing <br />sycamore tree, utilizing decking or other means, if necessary, to provide access <br />from the southwest comer of the home. The developer shall explore options for <br />demarcating the tree dripline in an attractive manner as done for other trees in this <br />development. The project consulting arborist shall prepare a report for this tree <br />outlining all construction, short-term, and long-term measures necessary to <br />maintain the tree in its optimum condition. The arborist shall prepare guidelines <br />for the future homeowner and identify acceptable rear yard improvements that <br />may be constructed adjacent to or within the tree's dripline area. These <br />guidelines shall be disclosed to all potential lot purchasers and shall be recorded <br />as a deed restriction for the property. An offer of dedication shall be made to the <br />City for purposes of a pedestrian way over the existing public service easement <br />that currently hms along the western side of Lot 1. Additionally, appropriate <br />flood protection for the new home on this lot shall be demonstrated to the <br />satisfaction of the Planning Director and City Engineer prior to the issuance of a <br />building permit for this home. <br /> <br />8) <br /> <br />The project entry monuments shall be relocated out of the City's right-of-way and <br />onto easements established for this purpose on Parcel C and Lot 1. These entry <br />monuments shall be maintained by the homeowners association. <br /> <br />9) The developer shall meet with City staff and the Alameda County Solid waste <br /> Management Authority to review the selected components in the developers <br /> <br /> <br />
