Resolution No. PC-2001-01 <br />Page 7 <br /> <br /> Building Code unless otherwise approved by the Chief Building Official and City <br /> Engineer. All roof leaders shall be connected to the street gutter unless otherwise <br /> approved by the City Engineer. <br /> <br />16) <br /> <br />All retaining walls along the project streets shall be placed behind the public <br />service easement (PSE). <br /> <br />17) <br /> <br />All sewer lines shall be interconnected unless otherwise approved by the City <br />Engineer. <br /> <br />18) <br /> <br />The final layout and design of the project subdrains shall be submitted for the <br />review and approval of the City Engineer on the improvement plans. In addition <br />to the requirements identified in the PUD development plan approval, subdrains <br />shall be installed where existing drainage swales are filled and in all traffic <br />circles, either in back of the curb or at the lip of the gutter. All subdmins shall <br />have a cleanout installed at the beginning of the pipe and shall connect at the <br />bottom to a storm drain or other approved stormwater collection system. An "as- <br />built" subdrain plan shall be submitted to the City Engineer prior to the <br />acceptance of the subdivision improvements by the City. It shall be the <br />responsibility of each homeowner to relocate the subdrains if encountered during <br />subsequent excavation for pools or other amenities. Deed disclosure shall be <br />recorded on lots with subdrains, identifying the location of the subdrain(s) on the <br />lots. <br /> <br />19) <br /> <br />The project v-ditches shall be constructed using an earthtone color concrete in <br />order to minimize their visibility. A color sample shall be provided for the review <br />and approval of the Planning Director prior to the approval of the improvement <br />plans. <br /> <br />20) All fences shall be located 2 ft. from the edge of slope at the top of a slopebank. <br /> <br />21) <br /> <br />The traffic circles shall be constructed using a mountable concrete curb and mow <br />band, structurally capable of supporting a track, around the perimeter of the <br />circle. The edges of the traffic circles shall have a vapor barrier installed adjacent <br />to the street structural section. Details shall be shown on the improvement plans <br />submitted for the review and approval of the City Engineer. <br /> <br />22) <br /> <br />The two existing water mains (12" and 24") shown bisecting Lot 8 shall be moved <br />to a satisfactory location outside of this lot. If necessary, the developer shall be <br />responsible for obtaining the necessary easement from the Spotorno property <br />owner to relocate these lines. The final configuration shall be subject to the <br />review and approval of the City Engineer during the review of the improvement <br />plans. <br /> <br />23) The final design of the grading and all related improvements on the Kass property <br /> shall be submitted for the review and approval of the Planning Director and <br /> <br /> <br />
