Resolution No. PC-2001-01 <br />Page 4 <br /> <br /> EXHIBIT "B" <br /> CONDITIONS OF APPROVAL <br /> TENTATIVE TRACT MAP 7193 <br /> <br />Planning <br /> <br />1) <br /> <br />The subdivision covered by this approval shall be constructed substantially as <br />shown on the following documents comprising "Exhibit A", <br /> <br />a) Vesting Tentative Tract Map 7193/Preliminary Grading and Utility <br />Plan, dated "Received January 2, 2001, and <br /> <br />b) Preliminary Landscape Plan - Sheets 1 and 2, dated "Received January <br />2, 2001 ", and Landscape Materials Board, dated June 2000, and <br /> <br />c) Creek Restoration Plan, dated "Received January 2, 2001", and <br />Maintenance Recommendations for Creek Restoration Area, dated January <br />2, 2001, and <br /> <br />d) Proposed Green Building Practices for New Homes, dated January <br />2001, <br /> <br />except as modified by the following conditions of approval. These materials are <br />on file with the Planning Department. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2) <br /> <br />All conditions of approval for PUD-97-12 shall remain in effect and in full force <br />and are herein incorporated by reference. The principal structure site <br />development standards are as shown on the front of the approved PUD <br />development plan, except as modified by the PUD conditions. All Class I and II <br />accessory structures shall adhere to the R-I-20,000 zoning district. <br /> <br />3) <br /> <br />Approval of this tentative map is expressly conditional on voter approval of <br />pending Annexation No. 144. If the voters do not approve that annexation or if, <br />for whatever reason, no election concerning that annexation is held, then approval <br />of this tentative map shall automatically lapse and shall be null and void without <br />further action on the City's part. <br /> <br />4) <br /> <br />The corral fencing installed at the end of the EVA at Independence Drive shall be <br />extended to abut the rear yard fences of the existing homes immediately adjacent <br />to the terminus of Independence Drive. This open fencing shall also be extended <br />along the eastern side of "E" Court, the northern side of "B" Street (east of "E" <br /> <br /> <br />
