8. The developer shall dedicate a P.S.E. for, and construct in <br /> conjunction with the project, a storm drain line, and if <br /> necessary, a joint trench, sized to serve Trenery Drive <br /> residences; the storm drain line shall extend from the on- <br /> site street to a location at or near the project property <br /> line ~nd shall be terminated in a manner satisfactory to the <br /> City Engineer in the southeast corner of the project, within <br /> the Trenery Drive street right-of-way. <br /> <br />9. The developer shall construct Stoneridge Drive to a minimum <br /> four-lane configuration in conjunction with this project; <br /> final design of the improvements to be constructed shall be <br /> shown on the tentative map for Planning Commission review and <br /> approval. <br /> <br />10. The developer shall landscape Stoneridge Drive in conformity <br /> with the landscape plan developed in conjunction with <br /> the Stoneridge Drive Specific Plan or, if none, the developer <br /> shall propose a preliminary landscape plan for Stoneridge <br /> Drive for Planning Commission review and approval in <br /> conjunction with review and approval of the tentative map. <br /> <br />11. The project shall be graded in such a manner so as to be at <br /> or below grade of all adjoining properties; a preliminary <br /> grading plan shall be prepared for Planning Commission review <br /> and approval in conjunction with the tentative map. <br /> <br />12. In the event the Stoneridge Drive Specific Plan proposes <br /> northeasterly street connections to Stoneridge Drive in a <br /> location other than that shown in this development plan, the <br /> street connections shown in the development plan shall be <br /> interim and shall be modified by the developer as necessary <br /> to conform to the final street pattern of the Stoneridge <br /> Drive Specific Plan. The method for ultimately reconfiguring <br /> these streets, if necessary, shall be approved by the City <br /> Engineer prior to the filing of a final map. <br /> <br />13. The common wall side of all "unpaired" units shall be <br /> redesigned to add architectural interest/detail sufficient to <br /> approximate that of the normal entry side. <br /> <br />14. The tentative map shall show actual lot lines together with <br /> any easements proposed to specify front yard <br /> landscaping/maintenance responsibilities. <br /> <br />15. The developer shall have prepared prior to the tentative map <br /> a geotechnical study which shall specify measures necessary <br /> to avoid the potential hazards of the expansive soils and <br /> secondary earthquake effects present at the site, including <br /> design standards for allowing buildings to withstand the <br /> maximum credible earthquake at the site. <br /> <br />16. The developer shall prepare for Planning Commission review <br /> and approval preliminary erosion/sediment control plan <br /> designed to avoid erosion or siltation of the Arroyo Mocho. <br /> -2- <br />4/18/89 <br /> <br /> <br />
