Exhibit "A" <br /> Conditions of Approval Ordinance 1416 <br /> <br /> 5/16/89 <br /> PUD-89-1 <br /> <br />1. The development plan shall conform to the Site Plan (dated <br /> 3/31/89), Schematic Landscape Plan (dated 2/27/89), Landscape <br /> Details (dated 2/27/89), and two-story Building Elevations, <br /> (dated 3/31/89), and Single-story Building elevations (dated <br /> 2/27/89) file in the Planning Department, except <br /> <br /> a. That a single-story pair of units be added at the <br /> intersection of the Chu-Arroyo Mocho boundary, keeping <br /> the overall mix of units along the street closest to the <br /> Arroyo Mocho by shifting two-story and one-story units <br /> in order to allow four paired single-story structures to <br /> be aligned adjacent to the Arroyo Mocho, as more <br /> specifically shown in the red-lined copy of the site <br /> plan on file with the Planning Department, and except as <br /> otherwise modified by these conditions. <br /> <br />2. The development plan shall be modified as necessary to <br /> conform to all of the policies adopted in the Stoneridge <br /> Drive Specific Plan if said Specific Plan is adopted prior to <br /> approval of a tentative map for the project. <br /> <br />3. The project shall be responsible for its pro rata share of <br /> all infrastructure improvements to be undertaken and/or <br /> partially paid for by lands within the Stoneridge Drive <br /> Specific Plan. <br /> <br />4. All building elevations, colors, and materials, including <br /> variations for models, shall be submitted for Planning <br /> Commission review and approval in conjunction with review of <br /> the tentative map; buildings backing onto Stoneridge <br /> Drive/Kamp Drive shall include full architectural treatment. <br /> <br />5. Except as modified in Condition 1, single-story units not <br /> exceeding 19 feet total height (from pad to peak of roof) <br /> shall be located as shown on the Site Plan; a minimum of 40% <br /> of all units shall be single-story. <br /> <br />6. Except as otherwise modified in the PUD development plan, the <br /> uses and development standards for this project shall be <br /> those of the R-1-6500 District. <br /> <br />7. The developer shall prepare regulations for deck, patio <br /> cover, pool, and accessory structures for review and approval <br /> by the Planning Director prior to submittal of a final map; <br /> said regulations shall limit such structures in such a way to <br /> ensure adequate open space in rear yards/side yards while <br /> allowing reasonable accessory structures. <br /> <br /> -1- <br /> 4/18/89 <br /> <br /> <br />
