o <br /> <br />o <br /> <br />A detail of the windows to be used in the project shall be provided for the <br />review and approval of the Planning Director prior to the issuance of a <br />building permit. The developer shall make a good faith effort to select <br />windows or install them in such a manner as to recess the glass from the <br />trim surrounding the windows. <br /> <br />The driveway to the self-storage facility shall be signed to prohibit left <br />turns out of the driveway during the AM and PM peak hours. The specific <br />times listed on the sign shall be determined by the City's Traffic Engineer. <br /> <br />All storage shall be conducted inside the buildings, unless approved by the <br />Planning Director. In the event that the developer desires to phase the <br />development and use portions of the 6.89-acre site for outdoor storage of <br />recreational vehicles, boats, etc., the developer shall submit a phasing plan <br />to the Planning Director for his review and determination as to what the <br />visibility of such storage would be from the adjacent public streets. If it is <br />determined that such storage would be visible, he may require additional <br />mitigations be implemented to minimize visibility from off-site or refer the <br />matter to the Planning Commission for its review. <br /> <br />No signage is approved as part of this development plan approval. A <br />comprehensive signing program shall be submitted to the Planning Director <br />for review and approval before installation of any project signs. The <br />developer shall park the facility's moving van in one of the two parking <br />spaces behind the solid wall between the manager's building and Building <br />A while it is on-site. <br /> <br />10. <br /> <br />11. <br /> <br />The developer shall pay any and all fees to which the property may be <br />subject prior to issuance of building permits. The type and amount of the <br />fees shall be those in effect at the time the building permit is issued. <br /> <br />This PUD development plan approval will lapse within one year fi.om the <br />date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion or an extension <br />has been approved by the City. <br /> <br />The developer shall submit a waste generation disposal and diversion plan <br />to the Building Department prior to issuance of building or demolition <br />permits. The plan shall include the estimated composition and quantities of <br />waste to be generated and how the developer shall recycle at least 50% of <br />the job site construction and demolition waste. Proof of compliance shall <br />be provided to the Director of Building Inspection prior to final occupancy. <br />During demolition and construction, the developer shall mark all trash <br /> <br /> <br />
