Exhibit B <br />Draft Conditions of Approval <br />PUD-IS/Bay Area Self-storage <br />City Council January 15, 2002 <br /> <br />The PUD development plan shall be constructed substantially as shown on <br />Exhibit "A", dated "Received September 28, 2001" on file with the <br />Planning Department, except as modified by the following conditions. <br />Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br /> <br />The approximately 6.89-acre portion of the parcel proposed for the self- <br />storage facility, extending from the northern edge of the proposed Boulder <br />Street extension right-of-way to the southern edge of the property, shall be <br />zoned PUD-I. The remaining 1.57-acre portion of the site, north of the <br />proposed Boulder Street extension right-of-way, shall be subdivided from <br />this parcel prior to final occupancy of the self-storage facility and any <br />future use of this area shall require zoning and development plan approval. <br /> <br />The developer shall demonstrate, to the satisfaction of the Planning <br />Director, that the owners of the proposed facility have taken title tothe <br />7,500 sq. fi. Alameda-County parcel of land (at the driveway entrance to <br />the proposed facility)prior to the issuance ora building permit for the self- <br />storage facility. In the event that the developer desires to add this parcel to <br />the self-storage facility parcel, they shall make application for a merger <br />approval. Otherwise, an ingress/egress easement for the self-storage <br />driveway shall be recorded subject to the review and approval of the City <br />Attorney and Planning Director, prior to issuance of a building permit. The <br />developer shall record a public service and trail easement over this 7,500 <br />sq. fi. parcel, with its location and width subject to the review and approval <br />of the City Engineer, prior to the occupancy of the proposed facility. <br /> <br />The developer shall record an easement for the public use of the 8 fl. wide <br />public trail along the Valley Avenue fi'ontage of the project site. This <br />easement shall be provided for the review and approval of the City <br />Attorney and City Engineer prior to occupancy of the facility. <br /> <br /> <br />
