development and to maintain safe traffic flow on Bernal <br /> Avenue, the developer shall be responsible for installing the <br /> required improvements in conjunction with the improvements to <br /> Bernal Avenue. The developer may enter into a reimbursement <br /> agreement with the City to recoup some of the cost of <br /> installing these improvements pursuant to the payment of his <br /> pro-rata share. <br /> <br />25. That the final development plan(s) for Units A and B shall <br /> depict 5 foot wide sidewalks within the public right-of-way <br /> on at least one side of every street. The exact location and <br /> configuration of all sidewalks shall be subject to final <br /> review and approval by the City. <br /> <br />26. That the developer shall submit a detailed soils study with <br /> specific recommendations for grading and stability in the <br /> areas of "recent slide alluvium" adjacent to the arroyo as <br /> identified in the soils study for the specific plan. Said <br /> study shall be submitted prior to the approval of a tentative <br /> map for any portion of the site. <br /> <br />27. That the developer shall perform all applicable tests <br /> relative to the improvements within the Arroyo de la Laguna <br /> property as necessary to meet Zone 7 requirements for <br /> protection of the flood channel. The extent of all <br /> improvements shall be depicted on the final development <br /> plan(s) for both land units and shall be subject to final <br /> review and approval by the City. <br /> <br />28. That all landscaping to be installed within the arroyo <br /> boundaries shall be designed to match the original Zone 7 <br /> landscape plan for the area, which includes primarily native <br /> species. <br /> <br />29. That all surface runoff on the project site shall be designed <br /> to drain away from the creek and shall not be allowed to run <br /> over the arroyo banks. <br /> <br />30. That the existing 3-wire PG&E pole line across the Arroyo de <br /> la Laguna shall be removed when alternate power lines are <br /> provided to the site. <br /> <br />31. That the developer shall work with Zone 7 and shall comply <br /> with the agency's standards and criteria for the design of <br /> the low-flow pedestrian crossing within the Arroyo de la <br /> Laguna channel. <br /> <br />32. That all maintenance roads designed to serve the arroyo bank <br /> areas shall be designed per Zone 7 standards. In addition, <br /> the developer shall grant easements for access points from <br /> the maintenance roads to the public streets within the <br /> development, to the satisfaction of Zone 7 and the Planning <br /> Director. <br /> <br /> <br />
