The Foothill Road realignment shall be incorporated into the <br /> grading plan included in the final PUD submittal for Unit A. <br /> <br />19. That the final development plan submittal for Unit B shall <br /> show the existing and proposed improvements for Bernal Avenue <br /> from 1-680 to Foothill Road. The Bernal Avenue study shall <br /> include a design for the bridge at the Arroyo de la Laguna. <br /> <br />20. That, at the time of the first final map for any portion of <br /> the site, the developer shall dedicate sufficient right-of- <br /> way across the full project frontages along Foothill Road and <br /> Bernal Avenue to accommodate the final desired roadway <br /> improvements determined necessary in the final plan/profile <br /> study which is to be approved in conjunction with the final <br /> development plan(s). <br /> <br />21. That the developer shall submit a revised landscape plan for <br /> the entire length of Foothill Road adjacent to the subject <br /> property. Said plan shall be submitted for review and <br /> approval in conjunction with the final development plan for <br /> the site. The plan shall include primarily native species of <br /> trees, shrubs, and ground cover, and shall be designed to <br /> emphasize the rural atmosphere which is characteristic of the <br /> existing vegetation found along Foothill Road. <br /> <br />22. That there shall be no individual access driveways allowed on <br /> Foothill Road or Bernal Avenue, other than those proposed on <br /> the preliminary site plan. <br /> <br />23. That the applicant shall submit a construction phasing plan <br /> for all Foothill Road and Bernal Avenue improvements prior to <br /> the approval of a tentative map for any portion of the site. <br /> All interim roadway configurations that are to remain open <br /> during street improvements shall be depicted in said plans. <br /> All Foothill Road improvements (including the traffic signal <br /> at Foothill and Bernal and the undergrounding of all <br /> existing, above-ground utilities) shall be completed in <br /> conjunction with the first phase of any development in Unit <br /> A, and no occupancy of dwelling units in Unit A shall be <br /> allowed until the Foothill Road improvements are completed <br /> and accepted by the City Council. All Bernal Avenue <br /> improvements (including the undergrounding of all existing, <br /> above-ground utilities) shall be completed in conjunction <br /> with the first phase of any development in Unit B, and no <br /> occupancy of dwelling units in Unit B shall be allowed until <br /> the Bernal Avenue improvements are completed and accepted by <br /> the City Council. <br /> <br />24. That the developer shall be responsible for his pro-rata <br /> share of all associated costs of the Bernal Avenue bridge as <br /> determined by the City Engineer. If, at the time of review <br /> of the final development plan for Unit B, it is determined <br /> that the bridge and/or associated arroyo improvements are <br /> required in order to provide ingress and egress to the <br /> <br /> <br />
