7. That a preliminary plan locating all street lights and other <br /> methods of illumination within the project shall be submitted <br /> for review by the City prior to the approval of a tentative <br /> map for any portion of the project. The plan shall include <br /> preliminary designs, types of illumination to be utilized, <br /> and steps to be taken to minimize the visibility of street <br /> lights from points off the site. All common and <br /> recreational area lighting shall be submitted with the street <br /> lighting plan. <br /> <br />8. That a detailed list of construction restrictions (hours, <br /> noise, dust controls, etc.) shall be submitted in conjunction <br /> with the final development plan. The list shall include <br /> exact methods to be followed in mitigating construction <br /> impacts on existing adjacent properties. <br /> <br />9. That the preliminary grading plan submitted in conjunction <br /> with the final development plan shall depict all areas of cut <br /> and fill and shall include details on the amount of <br /> import/export of soil that is necessary to accommodate the <br /> project. <br /> <br />10. That the preliminary grading plan shall depict the pad <br /> elevations for all perimeter lots and landscape areas. The <br /> developer shall use his best efforts to ensure that all <br /> perimeter lots are at or below the existing grades of the <br /> adjacent properties. All elevations for streets, common <br /> areas, pads, etc. shall be submitted in conjunction with the <br /> final development plan. <br /> <br />11. That a detailed landscape plan for all common open space <br /> areas, including an expanded plant list, shall be submitted <br /> for review and approval by the City in conjunction with the <br /> final development plan for each land unit. <br /> <br />12. That a detailed plan for the design of the private recreation <br /> facilities for Units A and B shall be submitted for review <br /> and approval in conjunction with the final development plan <br /> for each land unit. The final design for the facility in <br /> Unit A shall include an on-site parking lot to replace the <br /> perpendicular parking spaces shown on the proposed plan if <br /> deemed necessary by the Planning Director. <br /> <br />13. That final plans for the entry drives in Unit A and Unit B <br /> shall be submitted in conjunction with the final development <br /> plan(s) for each unit. The plan for Unit A shall include the <br /> relocation of the western property lines of Lots 1 and 161 at <br /> least 10 feet further east in order to provide added width to <br /> the Foothill Road landscaping adjacent to the entry drive. <br /> The design for the "roundabout" intersection in front of the <br /> recreation facility in Unit A shall be submitted in <br /> conjunction with the final development plan and shall reflect <br /> any modifications deemed necessary by the City Engineer to <br /> optimize safety and traffic circulation in the intersection. <br /> <br /> <br />
