Exhibit A: <br /> Conditions of Approval <br /> PUD-89-5, Laguna Oaks <br /> March 21, 1989 <br /> <br />1. That the final development plan shall be substantially as <br /> shown on the full-size preliminary development plans, Exhibit <br /> A (dated "Received February 22, 1989"), on file with the <br /> Planning Department, except as modified by the following <br /> conditions. All final development plans for the site, or any <br /> portion thereof, shall reflect all of the following <br /> conditions and shall include any adjustments that must be <br /> made to the preliminary development plans as a result of <br /> additional study. <br /> <br />2. That, because of the preliminary nature of the project <br /> development plan, final plans for the site plan, landscaping, <br /> grading, drainage, fencing, streetscape, open space, <br /> recreational areas, project site development standards, and <br /> any other additional information referenced in these <br /> conditions shall be submitted for subsequent final PUD <br /> approval. <br /> <br />3. That the developer shall utilize the most recent design plans <br /> available for the future Bernal Avenue/I-680 interchange <br /> improvements, as determined appropriate by the City Engineer, <br /> in order to determine the final design of the area known as <br /> "Land Unit B". The final design of this area shall be <br /> submitted in conjunction with the final development plan. <br /> The entry drive to Unit B from Bernal Avenue shall include an <br /> interim, as well as a final, access location. The interim <br /> and final configurations shall be designed so that the <br /> relocation of the entry to its final configuration can be <br /> accomplished with minimum disruption to the integrity and <br /> functioning of the internal street system in Unit B. <br /> <br />4. That the final development plan submittal shall include <br /> detailed explanations and drawings regarding the number of <br /> homeowners associations to be formed for the development and <br /> the methods by which maintenance of all common areas <br /> (including landscape installation and maintenance) shall be <br /> administered. <br /> <br />5. That the final development plan shall depict emergency <br /> vehicle access to all non-buildable areas shown on the <br /> development plan. <br /> <br />6. That the final development plan shall include details on the <br /> methods by which trees that are shown on the Utility and Tree <br /> Survey Plan to be retained within areas proposed for <br /> development will be preserved in a healthy and attractive <br /> manner. <br /> <br /> <br />
