RES. NO. 2311 <br />EXHIBIT "A" CASE PUD -83 -9 <br />1. That the development be substantially as shown on the development plan, <br />Exhibit A, on file with the Planning Division, except that Building No. 11 <br />shall be eliminated and the area is to be used for recreation purposes. <br />This plan change is subject to review of the Planning Department. <br />2. That the subject project is approved as an apartment <br />development and that if conversion to condominiums <br />is requested at a later date the parking will have <br />to either be provided at a ratio required by the <br />condominium conversion ordinance in effect at that <br />time or a waiver granted if parking is insufficient. <br />3. That the development shall meet all site and use <br />standards of the RI4 -2500 District including the <br />parking requirements for that district. <br />4. That a developer shall submit a final landscape plan to <br />the Planning Division for approval prior to issuance of <br />a building permit. <br />5. That the developer shall submit colors for all structures <br />to the Planning Division for approval prior to issuance <br />of a building permit. <br />6. That the developer shall submit design plans for the wall <br />or fencing proposed for the periphery of the property <br />to the Planning Division for approval prior to issuance <br />of a building permit. <br />7. That emergency vehicle access shall be provided from <br />the subject property to the Arroyo Macho to the <br />satisfaction of the Fire Chief. <br />8. That provisions shall be made to provide access for <br />emergency vehicles between the parking area to the <br />north of the recreation building and the drive along <br />the eastern boundary of the subject site. This access <br />shall be to the satisfaction of the Fire Chief. <br />9. That a map or building guide shall be provided at <br />appropriate locations throughout the development. <br />10. That additional turn around areas shall be provided <br />at the end of the court at the southwestern corner <br />of the site. The design of this area shall be <br />to the satisfaction of the Fire Chief. <br />11. That fire hydrants shall be installed on site prior <br />to the beginning of construction of any of the <br />apartment buildings. <br />A -1 <br />
